    One electrician's 'dangerous hole' (and a possibly lucrative small job replacing the CU) is another electrician's missing blanking plate that can be fitted from spare bits carried in the van.

    I've only had the cover off and a quick poke round once or twice in the same period myself.


    Me too, and to my surprise, the missus said she thought she could feel a live wire. It was bright red so I confirmed it was indeed a-live :rotfl:

    @davidmcn I didn’t want advice about contract. My question is at the end of the post - how can an electrician sign of the work when those two faults where present. What exactly does the piece of paper say is of satisfactory condition.

    People have given you answers and advice to the extent that they can. Whether these are what you wanted to hear is not something any of us might predict or be concerned about.


    The date on the report would be of interest, but the fact remains that it wasn't prepared for you specifically, or paid for by you, so even if an error has been made you have no come-back.

    How do you think anyone here can tell you what the paper says when
    no one except you has seen what is in this report?

    Apologies, I read the first post to refresh my memory and missed the second, so I've altered my second post accordingly.
  • It says IPM6/ at the top of the page. If I google IPM6/ certificate (which was a suggested search term) nothing useful comes up.

    There is no date on the report - it’s been left blank. The previous owner purchased the house two years ago and ‘house sale’ is the reason for the report. Amazing I didn’t pick it up.

    The form has a checklist for ‘Inspection schedule for distribution boards and circuits’. I was hoping someone would have an idea what the form is about, because so far I’ve been told it wasn’t required which doesn’t seem the case.

    IPM6 (I assume IPM not IPN?) is an out of date report. It is the 6th edition. The current edition is IPM18 here!. You need to provide (as repeatedly requested) full details of the content of the report.

    As it's undated, it's even more useless to you than everyone has already explained. For all you know it's from the previous sale 2 years ago..... especially likely if it's 12 editions out of date!


    And yes- no form is 'required' for a house sale.
