I think in some cases it is a fear response, ultra low rates have saved the day for many though, although they may be finding now that the price they hoped to sell on for isn`t achievable, even with record low borrowing rates.....0 -

Sometimes if people have a price in mind, in this case it was originally 575k with 50k eventually knocked off, they will get to a stage where they believe that the next punter through the door is going to pay what they think it is worth, this could go on for years before reality finally sets in, and the psychological trauma of having to to shave 50k off the price may have forced the husband to dig his heels in further in a psychological sense? Looking at PropertyLog there are plenty of 25,50,75 and even 100k price cuts going on, almost as if people have realised that the housing market is just based on sentiment and cheap credit/low rates, and the money isn`t actually stored in the structure of their house like some kind of bank vault. With the price cuts I am seeing it is entirely possible that this could eventually be a 450k - 500k sale?0 -

Even if he has dug his heels in, the time and hassle involved in hosting hundreds of viewings must be traumatic. I know some people here say viewings are absolutely no hassle, and they would be happily host thousands to try to achieve their asking price, but I think that's all just bravado to encourage sellers on this forum not to drop their asking prices when they cannot sell. This is a system account and does not represent a real person. I viewed a house once that was being sold through divorce. The wife lived in it and the atmosphere was awful. The place was a tip, she clearly didn't want to sell and it was pretty clear that anyone putting an offer in was in for a long, long bumpy ride at their own expense.
Needless to say we didn't buy it.0 -
Forgive my naivety on this as a I'm sure there is a reason this hasn't been suggested or done - why doesn't OP share the rightmove / zoopla / onthemarket link with us, so as to maybe inform our comments on what might be preventing viewings becoming offers?
Admittedly I like looking at property advertisements...but it might help?0 -
Trouble is, from the sound of it, OP isn't in a position to do anything practical about the condition of the property even if it is a factor in it not selling.
I think taking further action to force a sale is probably the only realistic option.0 -

Yes, I tend to agree.0 -

Very strange that, given practically unanimously almost every poster on a recent thread (https://forums.moneysavingexpert.com/discussion/6054299/one-month-and-no-viewings) said a property was overpriced.
Posters here generally give advice on an informed evidence backed case by case basis rather than the hopes and dreams of a few. When using the housing forum please use the sticky threads for valuable information.0 -

Yes, that is a welcome change in general sentiment here, which has been lagging much of the country. This is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0 -

Still, it's a start; last week we were all estate agents!:rotfl:0
