    Yes, that is a welcome change in general sentiment here, which has been lagging much of the country.

    I tend to agree, very hard to deny that the bubble sentiment of HPI Forever has all but evaporated in most corners of property land......

    Not sure if this is helpful but round here (Berkshire), Hamptons overprice everything. They don't seem to sell anything, although to be fair they don't have many properties for sale. One of the houses competing with us was significantly overpriced by Hamptons, it has since sold since it was relisted at a much lower price with the EA that sold our house.

    The kitchen would put me off. The exposed pipework and wiring does not create a good impression.

    While you are correct it could be fixed for less than £250 so not in the grand scheme of things a major issue. One thing i don't like is its an end terrace that is clearly bigger and superior to the cheaper terraces attached to it.

    There doesn't seem to be an awful lot of good comparisons at the moment but there are plenty of 3 bed end terrace and semi's on the market at the £450-500k mark, so it doesn't feel to be massively overpriced. You are kind of waiting for the buyer who cant afford the more expensive properties but needs 4 beds, or you reduce to make it too attractive to pass up.

    If they are not working in the property industry, and are neither buyers nor sellers, but rather just owners who are loaded up with a lot of debt, I wonder what drives them to spend so much time here. It is delusional if they believe, by posting on MSE, they can stop the economic cycle rolling forward.

    It is interesting to follow the trends on this board. As we slip into recession, I suspect there will be many more posters asking for advice about mortgage payment difficulties in redundancy, and failure to sell.

    IMO most posters on here have an awful lot of equity in their properties or are mortgage free. I cannot think of one person who appears to be "pumping the market" (a strange expression you both seem very fond of). People are only disagreeing with you because your predictions and opinions often appear to be a load of bollox and we've been hearing the same thing for YEARS. We generally stick to answering questions, not turning every effing thread into a house price/crash discussion. IT'S BORING!

    I actually can't think of anyone who says OMG buy now, max out, it's a rising market and you'll make a shed load of dosh. Look at the BTL threads. Answers always say it's not the time to do it, very risky, invest elsewhere, etc. What you chose to ignore is that homebuyers are NOT investors. They want a HOME. To live in nonetheless! So yes we spell out the risks and pay be careful, don't stretch yourselves, overpay to avoid negative equity, and go forth and buy and be happy!

    I'm a mature independent woman. If someone tried telling me not to buy and go rent or live with my mum for a while as prices will drop, I'd laugh them off the board.

    Most of us AGREE with you that it's static or falling. We've been predicting that as soon as the word Brexit was invented. But that's obvious and logical. Our predictions are right. We've not been saying it for years because it was wrong! If I'd have listened to Crashy in 2014, I'd unable to afford a flat now borrowing my maximum, let alone a house with a tiny mortgage!

    Long term, house prices will increase. Fact.

    PS no I don't work in the property industry either!

    Every market has its 'pumpers': the stock market and property market are notorious for it. Pumping the market takes many forms, both overt and subtle, on both large and small scales. There are huge firms that make millions and billions doing it.

    If they are not buying, selling or working in the property industry, it seems to me like a very odd hobby for 'permanent' posters to spend their time on MSE talking about property.

    No weirder than people building model trains not to work in the 'train industry' nor foodies/people who eat in restaurants regularly (me included!) not to work in the 'food industry' (etc etc - I'm sure the same could be said about every hobbyist!).
