I am highlighting the collapse in sales volumes, no doubt due to the silly prices, or maybe Essex is so bad now less and less people want to live there?0 -

Seven Kings has nothing to do with the OP whose property is in Rickmansworth, Hertfordshire so it is an irrelevant comparison.
Then as an added bonus the irrelevant area has not been part of Essex for decades and is in the LB of Redbridge so we have a double whammy of irrelevant comparison.
