Hi All. Hoping someone might be able to give their opinion on my property.

It's been over one month and we've had no viewings. There's been plenty of people viewing the property online but no-one taking the plunge to come and view. What's your opinion on what is stopping that elusive buyer?

It does look a bit expensive compared to the other properties sold nearby, but I don't know anything about your area.
I really like the diamond window but in the photo it looks as though there's a crack through the top and bottom points. I've no idea if it is or not but as someone that doesn't know anything about such things, it looks a bit scary.
Perhaps you could stage the middle bedroom as a double and rephotograph it, from the floorplan it seems big enough but it looks small in the current picture.
Your kitchen is lovely but it's maybe a bit too decluttered. Even a couple of pots of herbs or something might give it a bit more energy. The purple vase just clashes and kind of draws attention to how clinical the rest of it is.

Zero curb appeal.
Picture 1 screams parking issues unless you read the blurb you wouldn't realise there is a garage and parking because there is no picture of it.
Inside is ok but I hate the living room and layout doesn't suit at all.
Garden is tiny.
Lots of new builds in the same area.
I can buy this new 3 bed detached https://www.rightmove.co.uk/property-for-sale/property-73268635.html for £275k with all the help to buy incentives instead.

Comparing with other 3 beds in the area it's priced on a par with detached and semi-detached properties. Teraced, even end-of, are less attractive to buyers. Nicely presented, but small garden.
Over-priced, so people are looking at it online then viewing the semis and detached.0 -
Can you take down the wall, fence in the whole side and back? It would give much more garden, and make it look less enclosed. That gravel areas is doing nothing.0

It's the price. The house is well presented and the listing is fine; it's just overpriced, especially as you're requesting 'offers in excess' - you're even putting off people who might be interested at £270k.0
