    Sorry OP, it just looks too expensive, and by quite a chunk, compared to its competition, what else you could have for the same money and the number of new builds with incentives available. With no knowledge at all of the location, that sticks out just from a couple of quick searches. That's also what no viewings says, especially with 'offers over' suggestive of no flexibility below the already high price.

    I think its nice enough for what it is and don't think the small garden and limited frontage have much to do with it. Plenty of these new builds are selling and not everyone wants the maintenance. Young families can be happy just with a bit of easy to look after space and here the garden is nicely enclosed. Walls are expensive too!

    The listing needs to feature the garage and parking more prominently though, with a photo perhaps. This is a big thing and people skimming through could easily assume it has nothing.

    Look at the price per square foot for accurate comparisons. The 4 bed townhouse is almost 50% bigger than yours for the same price,

    Basic point, but the heading doesn't even say what town it's in, just "St Michaels Way".

    I thought it was just another overpriced ex-new build until I read the description and found out that there was a water butt in the garden for watering plants. Then I was sold!

    Seriously though, have your agents muddled it up with another property? Nothing around you has gone for anywhere near that price ever. You bought in December 2016 for £242,500, it also sold in June 2016 for £245,000 and originally in August 2012 for £212.995 (Zoopla figures). If so, the valuation you have now is so way out it is ridiculous. Also, it has been sold more than you would expect since new. Is there something wrong with it?

    This is actually a great point. If you simply search for properties in "Exeter", it does not appear in the listings unless you include properties within 5 miles. Otherwise you can only find it searching "EX5" or "Cranbrook".

    OP, as well as (presumably) giving a bad valuation, your estate agent has messed up the listing and made you invisible to potential viewers.

    I think the house is very well presented and there's nothing about the pics that would put me off if I was looking for a property of that size in that area. As with most of the others, I think the issue is solely one of price.

    The listing, photos, etc seem fine and are unlikely to be deterring viewers on their own. The price is too high, especially considering that it's a contemporary property competing with new-build houses that come with H2B incentives. You have also reduced the price at very short intervals which might well be putting off potential buyers.

    To me it looks like the EA wildly overpriced the house to win your business and is now drip feeding reductions to get it sold.

    OIEO is a put off, some buyer may think you won't accept less.

    Part of the house looks like no-one lives in it, the furniture is just there, but the kids room appears to be lived in and a bit cluttered.

    Garden has no love behind it, a few plants, pots etc would make a difference.
    Mortgage started 2020, aiming to clear 31/12/2029.
