    As another poster said, lacks in kerb appeal, also seems to be lacking a garage.
    Tiny garden.
    As the Americas say "a bland cookie cutter".
    Also overpriced!
    The idea is to put it at a price that will get people through the door then if you get two or more interested parties competitive bids can put the price up.

  • I completely disregard anything where the price is OIEO. To me it says I have no bargaining power at all and that the vendor is inflexible.

    There's plenty of characterful houses for sale on Exeter's periphery, but your house isn't competing with them; it's geared towards those who want minimal maintenance above character.


    In that market, you are going head to head with new builds and losing out on price.


    So, when all those people view your house on Rightmove they cannot see any incentive to view it. If there is no unique character to draw them to the house, then an attractive price is the only way to incentivise them.


    Be guided by what similar houses have actually sold for.

    I have to say that it is not the most attractive property from the outside!

    Not much you can do about that but you can stage the rooms better for the pictures.

    As others have said the price is well over the top for an end terrace and needs reducing IMO to about £235k to make it more attractive to people. You are competeing with a lot of new builds in the area so your price has to reflect that.

    I also note you have reduced the price several times already. Perhaps best to remove it from the market, restage the interior for some new photos and then remarket it after Christmas at a more suitable price.

    Painful what others are saying but sadly all spot on.

    Your viewing figures are indicative of what's happening.

    The floor plans are good but your price is way off for comparisons that others have quoted

    Also, what kind of tree is that on the corner? Is it a Plane or Lime? if so that will get HUGE and throw a shadow over that whole aspect.

    This is the same model of house as yours, but detached (and therefore worth more). It's Sold STC. Asking price was £20k less than yours. It was listed a year ago but is still Sold STC (not completed) so I would imagine it didn't go Sold STC straight away. Likely to have only found a buyer within the last 6 months, if not 3 months.
