Thanks. I just looked at about 5 pages of a Rightmove search with Property Log. Many of the listings have been reduced (none increased). This is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

It would be VERY rare to increase a price - but that's not to say there aren't many that have sold for over asking price.2024 wins: *must start comping again!*0

Crashy seems to ignore those though :rotfl::rotfl::rotfl:
I list my house for X can find buyers so go on and increase the price?
Or I list my house for X, get some offers, but instead of accepting them I relist at higher price?0 -

There are five pages of listings for the area where we live and four have price increases.
This is one example and it seems to have worked for them as it is now SSTC.0 -

I agree. But it is now sold.
It is a great example of why we would never use and online agent!0 -
I think you'll find the south of England is very different to Sheffield. I can see no price increases for listings here. But many reductions. This is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

Which has been the argument all along. You can't pigeon hole the whole of the UK property market based on what happens in just 607 sq miles of it!!0 -

here's one that sold within a few days of having the price increased...in Sheffield!
I have seen another one that went from £140 000 - £150 000 and sold, but the page has been removed so not sure how to show ( I can only still see it as it's in my saved list), and these 2 are in a half mile radius of where my son has been looking!0 -
Wading in as I live in Carlisle, where the OP is selling...
The property market here is, quite frankly, atrocious! We relocated from the south-east last year and have been renting. We're now buying after looking at houses for several months.
This has to be one of the slowest markets in the country. Hardly anything new comes on the market but there's hardly any buyers either so there's a glut of unsold property sat around! I've been seeing very few houses sell in the price bracket we're looking at.
OP - with limited buyers you've got to offer the best value in your price bracket to attract people if you want a quick(ish) sale. You're also competing with the thousands of new-builds going up around town, and a lot more to come when the garden village gets going over the next few years.
In your immediate area and Harraby there's these, all off the main roads like yours:
4 bed terrace £135,000 - https://www.rightmove.co.uk/property-for-sale/property-67681669.html
3 bed detached bungalow £153k - https://www.rightmove.co.uk/property-for-sale/property-82646720.html
3 bed semi £130k - https://www.rightmove.co.uk/property-for-sale/property-84853229.html
And similar age of property to yours in Newtown (all semi's so worth more than terraces, but I'm not sure how Newtown is priced overall compared to Upperby/Harraby):
Newbuild, £155,000 - https://www.rightmove.co.uk/property-for-sale/property-85040054.html
£137,500 - https://www.rightmove.co.uk/property-for-sale/property-84021269.html
£120,000 - https://www.rightmove.co.uk/property-for-sale/property-7
This map shows your problem:
https://www.rightmove.co.uk/property-for-sale/map.html?locationIdentifier=REGION%5E283&minBedrooms=3&maxPrice=170000&numberOfPropertiesPerPage=499&propertyTypes=&includeSSTC=false&viewType=MAP&mustHave=&dontShow=&furnishTypes=&viewport=-3.03414%2C-2.86935%2C54.8591%2C54.9045&keywords=
That's everything for sale in town with at least 3 bedrooms, for up to £170k. There's simply far more houses on the market than there are buyers. That's why you're seeing lots of houses that have been on the market for months.
Unfortunately, in this sort of market the only way to sell fast is to really slash your price, probably to less than the house is worth.Otherwise it's just a case of waiting it out and checking regularly that you're priced competitively compared to other things on the market.

Sheffield is obviously a very different place to the large area of England stretching from Land's End to Dover, and north to Milton Keynes, where the market is atrocious (that's vastly bigger than 607 square miles). This is a system account and does not represent a real person.
