House on the Market 1 week and no Viewings

  • You need to see how long other properties have been listed for too, to know how well or not so well you are doing.

    Going down the agent route, will be of little benefit, as they will be doing exactly the same thing you are doing. They will listed on the same property portals and be waiting for that call. The only advantage of an agents if someone calls for another property, they may also tag on your property as another viewing, thus increasing foot traffic to your home.

    The photos are poor. They need to be taken with a wide-angle lens. Giving room dimensions in millimeters isn't a good idea. But the main problem is the price. These are also asking £160K

    Bigger house with garage about 1/2 mile away.

  • It has to be said, one week isn't very long. Improve the pictures and give it a month.
  • Okay I'm going to get myself a high street Estate agent which will hopefully mean all the other problems will be ironed out at the same time. Will post back once it's sorted. Thanks all.
  • Its really well presented but a little on the small side in terms of room space.

    Would suit a small family or a professional couple.

    Size of house isn't everything though when establishing price.

    The location of those bigger houses may not be as desirable as where the OP's smaller home is located. (I will admit I know nothing about the Carlisle area though so this could be wide of the mark!)

    Sorry but i don't think its worth more than £130 top end, its clearly a 3 bed squeezed on 2 bed foot print, That Master bedroom is a disgrace.


    The only advice i can offer on the advert photos is try placing the bed head at the window.

    I think for the size of the house that master bedroom is about right.

    Lets not forget this isn't an all bells and whistles huge 5 bed executive house. It's a modest three bed family or starter home and for that market the ensuite in the master bedroom will be a massive plus side. There will be plenty of homes in this price range that don't have that luxury.

    If anything I would say that the decor in the master bedroom probably makes the room look smaller than it is.

    Not sure putting the bed head under the window would achieve anything at all!

    Next door did go for £162 in Nov 2017, But its the end terrace and has the drive and front garden and rear garden of semi. Maybe it is just the bad photos, and dark paper.
