    I wouldn't use an only line estate agent, and I wouldn't even consider viewing it either.


    Get a local EA in

    Just another question for those who wouldnt use an online estate agent.
    Would that still be the case if the seller was willing to knock the savings made off the asking price?
    Just something ive wondered. What would the buyer rather?
    I know personally id definitely rather save and make viewings etc through doorsteps thats why i went down that route...
  • I don't really understand the hate for online only agents. As a buyer it doesn't make any difference once the offer is made - from that point on its all in the hands of the solicitors. The only time the local EA enters the picture after that is to just rock up and collect their huge commission on completion.

    Who did the photos? They'd be better with a wider-angle lens, you're not getting a great view of some of the rooms (and they end up looking smaller than the competitors).
  • We did them ourselves but it was using a wide angle lens.

    The only thing I would say is that new build houses have a premium on them so the price that you or whoever bought it 4 years ago would have been higher than anything second hand. The chances are that it hasn't yet gone up enough in value in 4 years to even have reached the price that it was when new never mind increased in value above the new purchase price.



    The value is going to be around what it cost new. It might be a bit less.

  • I feel the same about not using an EA. The first thing that goes through my mind is that the seller wasn't happy with the EAs valuation.

    Oh wow under a week listed and you are concerned. Nice enough place you should wait longer. If no interest in a few weeks then you know your answer.... price too high.

    The lack of EA would put me off but if I really liked it I would still book to view.
