    EA's will have people on their books looking for a property. A good EA will likewise encourage people to at least take a look. Very difficult to appreciate a property from pictures alone.
  • I don't really understand the hate for online only agents. As a buyer it doesn't make any difference once the offer is made - from that point on its all in the hands of the solicitors. The only time the local EA enters the picture after that is to just rock up and collect their huge commission on completion.

    A High Street agent will act as a catalyst to progress the sale to completion when their fee can be paid. An online only agent has already been paid so would not be interested.

    The main issue is the OP doesn’t even have a viewing booked let alone any form of offer. This is down to poor marketing and a single source stream for prospects. As others have mentioned, a regular agent will have a list of buyers already out looking who would be wheeled through the doors as soon as they were instructed.

    Without viewers, you aren’t going to get a buyer. That is the role of an agent actively marketing a property. I’ve bought and sold over £4m worth of property in the last 10 years so I speak from experience.

    As a buyer I couldn't give a stuff if the agent is online or offline. The house and price are what is most important


    Your garden looks fantastic. Thats literally the one issue we have with the new build we are currently buying, they did a very half assed job with the grass. Id prefer if just left mud and a bag of grass seed rather than the current low quality lawn

    I always thought Doorsteps was one of those "sell it quick and cheap because there's something wrong with it or the owner has died" type of businesses, like Springbok etc. Now having looked at them I'm clearly wrong but there you go! It wouldn't put me off viewing but I would expect to find issues somewhere. Wrong, but perceptions are important when selling a house.

    The artificial grass would put me off - hateful stuff - but I suspect people buying your type of house would like it.

    I do think though that an online "agent" makes me think that the seller is doing it themselves, on the cheap, which is slightly off putting.

    £10k deposit £40k HTB £150k mortgage

    There are 3 bed detached and 4 bed new build properties in that price range.

    You check the local plan and see how much longer new build will happen in the area.

    if there is ongoing building you can be trapped if the cycle is nearer the end the new build options dry up and more buyers have to cough up for the second hand ones.
  • I'd personally say its just the way the estate agent has taken the photos and not included any dimensions in the write up.

    We managed to sell our house in super fast time (4 hours after taking photos) but that was simply as he already had a contact who was looking for our kind of house. So don't be fooled into thinking its something you're doing! its definitely down to the estate agents!

  • I think the kitchen photo's need to be retaken urgently, so you can actually see the kitchen.

    Are you sure you aren't trying to sell the furniture.., rather than the house its in?

    It does look like a very nice house, but I would want to see the rooms in the house, get a feel for the rooms rather than your furniture, nice though it is.
