  • I personally don't like national discount sales agents like PurpleBricks etc. I see Doorsteps can sell your house for £99. As much as I don't like bricks and mortar agents, they are probably more commission motivated and will have lists of buyers, some frustrated from failed purchases near you.


    Online people just don't have the connection with local sales as a normal agent would. For your most expensive sale/purchase, I think it's a mistake to try to do it as cheap as possible. A half decent agent should be able to sell your house for more than their fee. It's probably the £1,900 fee that put you off. That's still cheap in the big scheme of selling a £160k house.


    You'll get plenty of armchair house doctors here, but the secret to selling is marketing. A portal listing alone is not marketing.

    You home is lovely, but doesn't have any "eye catching" features. (apart from wallpapers in most rooms which are putting off some buyers). 1 week on the market isn't that long. For comparison:

    There is a 3-bed semi with a detached garage SSTC for £165k close by:

    Thanks for adding those. To make clear the three bed semi as it's advertised is also the middle house of a block of three exactly the same as ours. So do you think 10000 discount is about enough to offset the lack of help to buy considering it is the same house other than that and being 4 years older.

  • Thanks for the input. We are thinking if we have no interest within a couple of weeks then we will go down the route of getting an estate agent. The only reason we decided we wanted to do it ourself was due some of the similar houses listed not being very eye catching in our eyes. But as you say the issue with wanting to do the listing ourself is we don't get access to the contacts the local estate agents have.

    Nice looking house & personally I always prefer mid terrace as it makes me feel more secure.

    The only negative for me is the ea you've chosen as I always prefer to go via a high street agent & not one of the online ones. The online guys not only tend to know pretty much ziltch about your area, but you just don't get the same personal service.

    High street agents tend to have lists of people looking for houses & who they think might be interested in your house & their first job is usually to contact these peole as soon as instruction to list property comes in.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

  • Also for comparison is this house at the other side of town which is semi detached. Is ours likely to be competitive against this or not do you think?

    Hard to tell, this one in particular is apparently "home of the week" offering up to 5% towards the deposit from the Developer, that takes it almost down to £160k for a brand new vs 4y old build. Can't speak about others but I would go for the new build for sure. If the development I bought in is anything to go by (flats not houses), the kitchen specs alone are miles ahead between the old phases and the latest one in the span of 4 years.

    It might be it's just not the right moment to sell with properties of the new phase of the development being on the market.

    Not familiar with area specifics (like which one is better), but generally I wouldn't use house, several miles away for comparison.

  • RE the Estate Agent thing, using online-only EAs puts me off a fair bit.

    If I was looking, I'd think 'If they went for the cheapest possible EA, they're probably going to use cheap online-only conveyancing too which will cause me a load of unneeded aggro and make the sale take longer'.

    PurpleBricks and the like are an immediate point against for me as a buyer.
