Aedis Building Inspectors unreachable

  • Extension Complete. Had final inspection. Was only waiting for the final certificate - then this shambles happened last month. They way Aedis has handled this is disgusting.

When people are saying they are contacting CICAIR - what number are you using - I can't find one that works.

I've had to fork out another 818.40 for my reversion application. Already paid Aedis 936 quid which I'm sure I will never see again.

I have some photos of exposed steel and such but I am dreading the local authority demanding I ruin my home in order to get a certificate.

Any advice on contact to CICAIR would be helpful as I need to try and get any notes I can.....Aedis surprise haven't bothered to contact me back.

For Aedis notes and money, try the liquidator. Begbies Traynor (Leeds) 0113 2440044

Don't forget they should only charge you for the inspections and work remaining according to my local BC.
Hi is this true that your local authorities can only charge you for the remaining inspections because I have been told I have to send in all my plans/drawings of the proposed build, our authorities charge £475 for 10sq metes, nit sure if it goes up in ratios of 10 but ours is nearly triple that!
I have no paper work off Aedis to evidence that they have even been out so im pulling my hair out. We are only in the early stages of our build, just on with brick work now.
We've only had one inspection off Aedis which is when it was at DPC, our next inspection off them should of been in the next few weeks to pass off before the roof starts getting put on but obviously this is not going to happen now...
Ive been intouch with the local authorities and they have sent a form out and have advised me that it has to go back in their hands now and that we cannot use another independent building inspector because it is not legal to do this because of the building work already started.
It infuriates me because the council will be making a fortune as they are alot more expensive!!
Any advice you can offer me would be most welcome and like many others the phone lines to Aedis seem to be inactive!!

    Thank you

I've been pulling my hair out!
Any advise would be greatly received - so here goes.
My project finished on the 1st May and as far as I'm aware Aedis still had insurance as it expired on 31st May (if it wasn't cancelled before the expiry date)?

I've now had to reverse everything with the Local Authority and they want to inspect everything, including exposing steels etc

I really just want to know why Aedis can't provide my certificates can't be provided, as they were still insured at the time of completion."

Which LABC are you with, Darren? They seem to be taking very different approaches...

    As per above.

Decisions seem to be made at the local level and even down to the person dealing with it. All I can say it that what I was told by the LABC I spoke with over the phone.

    Hi guys,

Good news our side. The LA inspector came and looked at our completed build ( Aedis did not have our previous inspection notes) with our builder and the photos I’d taken along the way (thank god I did that).

He was happy with everything. Nothing exposed and no holes poked.

That should give some optimism to people.
If our extension with no Aedis notes can get passed off easily with no collateral damage or cost, then you guys should be ok.
Obviously depends on LA and who you get I suppose.

    Good luck everyone.
I’ll popping in to see how yours are all going.

Well done. You must be relieved.

How many LABC inspections did you have in the end?

  • Hi All, new here...... but in same boat as most. We are currently living in a build/ conversion which is all but complete - bar final inspection/ sign off by AEDIS. We have received a e mail this p.m. from the liquidators basically saying they are in the process of obtaining a full report from the company’s records to enable them to provide this information to the Local Authority. Am I right in thinking that some people have had their case notes/ reports sent to themselves direct ??
