Hi Guys, I have been reading your posts over the past couple of weeks, I was waiting for aedis come out for the final inspection of my loft conversion when I found out their insurance had expired, I have now been told by my LABC that I have to open up works as now records have been sent for my previous inspections, we are currently stretched financially and don’t think this will be possible any time soon, I haven paid LABC the £700 fee yet.
What will happen if I just leave it and don’t get any completion certificate?��0 -

I'm not an expert but I think the requirement is that enforceable works are registered - otherwise they can take action against you. Completion is a completely separate issue and there is no deadline on this as it depends on so many factors inc finances! It is only if you ever come to selling and don't have signed off works that problems arise, but at the moment (but I'm not convinced it will last) that you can pay for an indemnity for the purchaser against works that don't have sign off0 -
In my opinion that is appalling, and I would be taking it up with LABC, MHCLG, Local Councillors and then eventually the Local Government Ombudsmen.
A Local Authority has a statutory duty to provide the Building Control function, and certainly has no option but to consider Regularisation and Reversion applications. I would name and shame the Local Authority - plus then I can take it up with the powers to be.

I didn't have any reason to complain about Aedis other than now when they are folding due to lack of insurance. I'm not sure that any of us non-experts chose AIs, often our architects and builders recommend certain ones (the reasons for which I don't wish to debate). Whilst I agree the LABC does not have to take up the costs I don't see why the government, who continue to advertise Aedis as the recommended AI don't have some responsibility though.

What’s bothering me is the LABC is saying the insulation isn’t enough even though it’s exactly what is on the plans and it has been given the ok by Aedis to board up!!😳

slice225, again I will state that I am not an expert, but I am not sure that you need to worry about insulation - there are only standard types such as rockwool and Kingspan that your builder would have used and either is likely to be sufficient. If you have photos that should suffice, if you have the records from Aedis that should suffice, if your builder can show delivery receipts for the insulation bought that would be fine. If the worst came to the worst you might have to knock a small hole in the plasterboard to show them there is insulation but I think that is unlikely. It is the poor !!!!!!s who have dug foundations that are most likely to have problems0 -
I have found lots of photos on my wife phone today of the build, and I have emailed CICAIR to try and get some information on my visits, I’m arranging a meeting tomorrow for a site visit with LABC and my builder, the LABC has already mentioned about opening up works, but I have proof of insulation and steels so I’m hoping by looking behind sockets and downlights may be enough.🤞0

I am in the same situation as many with Aedis situation and following steps I have and making that you may want to try.
With regard notes I have managed to track down my inspector who is already working for another company and his telephone number. With a bit of luck he will still have his Aedis work computer and will be able to help. Hopefully I will know later today. If he personally is not able to help he might have a contact who can or at least will have some information. Information Aedis senior management did not provide.
With regard to lost money I have already made a Section 75 application to recover the money through my bank as the service was brought on my credit card. Apparently it had to be a Section 75 claim not a charge back as the payment was made over 120 days ago.
I know its all very stressful but as others have said do not take your frustrations out on the local council inspector it will not help you. Council inpector has offered a visit to advise so is being helpful.
Not sure if above helps anyone but best of luck and remain positive.0 -
I contacted CICAIR about my notes and they contacted the MD at AEDIS saying they are duty bound to supply SIGNED notes and 2 hours later I got them, and then another 2 hours later I got the same thing send again unsigned!
If you want notes I would contact CICAIR they answer phone and are very helpful.0 -
I'm in the same boat, work has finished and was just waiting for my certification. I've contacted the council and they want to charge me 750 for the inspection.
I've contacted CICAIR, thinking of contacting citizens advice also.
Again, nothing from aedis - emails/calls etc (obviously gone into liquidation)0 -
CICAIR advised me that Aedis are still trading to a degree and to wait to receive my case notes0
