  • LABC have accepted that the footings were inspected and passed together with our photos of the rest of the building they have told us that they don't need to inspect until final inspection.  We are greatly relieved and thankful for older inspectors that did their job correctly.  All the younger inspectors did not do any write ups of their inspections.  Says a lot about todays standards.
    Very glad we sent for the file though.  
  • Hi - bit late to come on to this thread. We had a loft conversation inspected by Aedis - following them going bust we had to revert to council. I have however just managed to get my Aedis fee £622 back via Barclaycard. I know someone mentioned they couldn’t do it because of the time elapsed but it worked for me. Hope this helps someone as from my experience this was very stressful and costly - this was a silver lining!

    So I was with Aedis and kept chasing inspector for final certificate which never came.

    Paid the £150 fee for the notes which were useless, not one inspection certificate logged, I know he came as I was here!

    Now the LABC wants over £1800 for the reversion process and I already paid once to Aedis and I cant claim that back as it was a bank transfer.

    I have seen that section 36 of the buildings act means that the LABC cant force you to change any works once 12 months has passed from the completion of works.  So dont know whether to take my chances and end up buying an insurance policy when we want to sell or go through the process.  My worry is that if they start asking for things to be uncovered we dont have the money to do this and then put right, we will struggle to find the £1800 as it is.
  • We have just found ourselves in thus unfortunate situation. Extension completed in 2019 but only found out that we had no final sign off when remortgaging. Going through local council but complete nightmare. Have paid a further 700 pounds, awaiting inspection,  Any guidance or info greatly appreciated. Contacted CICAIR, no use really 
  • We are caught up in this mess.
    We had completed works which required inspections and were gathering all relevant paper work to submit to Aedis for a completion certificate - but they went into liquidation before the certificate could be issued.
    We received a letter from our local council building control a couple of weeks ago saying due to the fact the project has not been signed off - we now have 28 days in which to revert back to our local authority building control.
    Has anyone else in the same situation received a letter from their local authority building control saying the same ??
