  • Received a e mail today from liquidators, basically saying we don’t know what’s in your notes, or if it’s sufficient - but if you want them it’s £150 please. Absolutely stinks. Anybody else had the e mail ?
  • Yes I recived the same email and managed to speak to a Jonathan Zealand of Begbie- Traynor which confirmed they were under no obligation but setting this up so former clients of Aedis can get their notes and move on.


    What I found astonishing was he said Jo Ayres former owner told them the spreadsheets that were sent to LABC and then on to the Councils would be sufficient.


    My Council dimissed the so called notes as worthless. I gave Mr Ayres the benifit of the doubt before this no longer although much good it will do me.


    I have paid the £150 this morning and hoping for a full set of notes as my self build is in limbo without them.


    I will post to let others know if any worthwhile notes / information is forwarded.

  • I have received the same email asking for £150 to release notes that i'm pretty sure paying upfront for a service i already own ?
    Elmbridge my local council are saying that they have received nothing from Aedis and all the outstanding building regs are being treated as high risk and they will charge me a fee of around £2000 to do another completion including a surveyor and possibly having to reopen finished works to check!
    I cant afford this and the answer was that there is no rush unless i want to sell and i could save up
    i am on my own and so worried over the conflicting information i have been given i just don't know what to do.
    interested to see what paying the £150 has produced
    anyone else dealing with Elmbridge ?

    They are charging you for whats rightfully yours.

    I have fired off letters to the liquidator asking for details as to when they will ask creditors for approval on their fees. All messages are unanswered so I assume they are not fully working on Aedis nor should be dumping time costs on Aedis creditors. We need to pressure them to be more transparent on costs on any voting.

    So far they are opaque.

    Hi Gents,

    so i am not much if any closer to getting my work signed off with the LA since i put the case to them in July.

    i had another inspection 3 days ago and a NEW surveyor showed up who is taking over the last guys projects.

    so for months none of them have looked at all the pictures i sent them and nor have they confirmed the engineer calcs i sent at the start.

    they were quick to take my money and now they are just dragging their heels.

    i have followed up with many emails and i dont get a reply, its really !!!!ing me off.

    the new guy also has asked for some ridiculous extra work pertaining to fire safety which is real belts and braces given all the smoke alarms and fire doors we have in the house already! not going to get in detail but its just more un-necessary work IMO.

    Im really at the point where i am close to saying !!!! IT... ill not bother getting the certificate as i dont plan to move out this house for the next 20 years at minimum...

    only thing that is holding me back is how these building works WITHOUT building regs sign off will deem my home insurance void?

    I know thousands of houses in the UK have extensions without building regs and yet people still have their house insured, now whether the insurance companies will pick up on this if a claim was to be made is another question.

    if anyone has any info in home insurance without building regs sign off, id be most grateful to hear it...

    I got the email about paying £150 for records. It said my building inspector wasn't happy with the records and that's why I needed to pay it. My council building inspector came back saying that he didn't ask for anything more, didn't think I would get anything more from them by paying it. He has not said the spreadsheet from Aedis is worthless, in fact he has gone through the things from it he was not happy with e.g. drainage inspections, to ensure things are ok. I think council inspector has been perfectly reasonable actually. I have found actually he has inspected things and asked for a few corrections to a much higher standard than Aedis and I am beginning to wonder if there is a reason their insurance was not renewed - maybe their portfolio was full of stuff signed off badly with litigation going on?



    Has anyone gone to CICAIR about being asked for fees?

    myk33 - I have had renovation insurance to cover me during the works. Bit more expensive than standard insurance but covers everything whilst you are waiting for sign off. Some insurance companies e.g. Hiscox will allow you to do renovations worth up to 75k on their standard buildings insurance but I think you might need to take it out before the works start. Most building insurance does not cover buildings having renovation works because they are only providing cover against standard natural environmental variables...not diggers.
  • I paid the £150 and have been sent some notes. I thought great I can move on with my self build but the notes contain no reference to the piled foundations and ring beam but inforatiom before and after but not all
    I do not know what to do now and angry as hell as piling company no longer have their records apparently only have to keep them for three months.
    Something is so wrong here that Jo Ayres who who owned Aedis should be investigated.
    Somebody wrote about creditors signing of fees can you elaboarte as Begbie Traynor do not escape criticism in the way they handled this.

    The liquidator needs to convene a creditors meeting and votes for the approval of fees etc. They have not and dont seem to have done much or at least they are not transparent.

    When they control the bank and write the cheques, what is there is stop them cleaning the bank without proper scrutiny.

    Also time dumping on a case like this is notorious.

    I worked in the industry previously and have seen it from the inside.

    Also the directors need to be investigated regarding wrongful and fraudalent trading as well as any connected transactions prior to liquidation.

    The liquidator shouldn't be working for themselves but for creditors via appointment in the high court.

    We need to hold them to account.
