    I have nothing to do with the building industry but I know a few architects and they are all independently telling me that Aedis are not the only company to have gone down. They are also independently saying that LABCs are overwhelmed with this at the moment so it is very unlikely that for private residential building works where you have provided the notes that the LABC are going to be too concerned. They know that likelihood of having dodgy work, when the works were done under the inspection of Aedis and other AIs, in a place you are living is very low indeed. Their priority is for the big apartment blocks etc that Aedis will have had in their portfolio as that is where the major risk is. It hopefully reinforces the pragmatism that most of us are feeding back from our LABCs - I think some of us original commentators on this website including myk33 and guitar77 have not had problems. My LABC just said they want a final inspection call and nothing else because that is what my notes from Aedis said was needed.
    I hope this reassures some of you on this forum.



    It is positive news that Aedis have officially gone into liquidation as I think it is MORE LIKELY YOU WILL GET NOTES now that another company, that is actually paying its employees, have been tasked with sorting this. I was aware Aedis had made the decision to go into liquidation almost at the time we were first sent the email telling us that they didn't have their insurance renewed but chose not to tell us. They were also not paying their staff and I think why we found them unreachable (it is a disgrace that they wouldn't pay staff when they had all our money up front as none of us are paying per inspection). The downside is that we will never see the money. However, someone on this forum suggested if we paid by credit card that this might be insured now that the firm is insolvent i.e. we have paid for a service that didn't happen.

    Also the info I had was that Aedis did agree a renewal policy with the only insurer left on the market and even paid it, but the underwriter then refused due to their large portfolio which represented high risk. Not Aedis' fault re insurance

    LA will be so busy, I doubt they will be trying hard to find fault with work already signed off.
    Easy to say now that ive been ok’ed, as I have been bloody worried, but I genuinely think (given the LA visit we had) , it will be fine for most visits.
    Yeah ripped off with LA cost but I’ll take that if a sympathetic LA inspector is reasonable.
  • Sorry to add to the gloom, but even if you get your notes from Aedis your LABC could choose to not recognise them for compliance verification as in my case.

    I had a sewage treatment plant with associated drainage installed which has good documentation to verify it followed a full plans approval process by Aedis up to and including the final inspection - like many others in my situation Aedis pulled the plug whilst i was awaiting the final certificate. The inspection notes I got from them were pretty basic, however I have a solid email chain tracking the process supported by photographs, drawings etc but my LABC are choosing to ignore them.

    After issuing the documentation along with the relevant completed reversion forms (one was a building notice with the heading changed to reversion) and paying the £395 "initial fee" being demanded, I got the following response ....."In respect to reversion applications from a local authority perspective, it is perhaps more complex picking up the pieces of these projects and satisfying ourselves that works undertaken to date, and inspected by others are compliant with the Building Regulations than may be imagined”. Fantastic … .from this it can be concluded the LABC you are dealing with can choose to make things as difficult as it wants irrespective of the information you provide. Surely someone hiding behind a desk should be setting policy on this across all LABC’s to stop this lottery.
  • I have spoken to another building control company and they have informed me that if you decide to leave (sack) an existing building control company during a project or if that company goes into administration then you have to go to the LA as another private form is unable to take on or continue with an existing project.
  • aedis asked me for total amount due which i paid two weeks before stopping trading they must have known they could not provide the service for which i paid and now cannot get back in my view that is obtaining money under false pretences and yet even though they have robbed me i have no legal recourse as they are in receivership so much for the law .

    You should highlight to to the liquidators. The directors must have know and that's potentially trading insolvent or fraudently.

  • Hi all, another victim here. Just discovered vuamy builder that the final inspection nevef happened and desperately trying to get my records from Aedis to revert to council. To make matters worse I accepted an offer for the property last week. That looks to be in jeopardy now. Thinking of travelling to Darlington and physically requesting my records.

    I received an email circular from the liquidators to say records were now with my local council.

  • I also received that email earlier in the week I contacted my Council and they have no record. The building control office asked the department responsible for incoming email to check under Aedis and Begbies Traynor nothing.


    Just as I thought this was getting reolved albeit at extra expense the sag continues.


    Would be interested if anyone else has had their notes forwarded to their Council.
