    My point wasn't that was cut of our nose to spite our face, it's that in our opinion, it simply wasn't worth more than £145k (in hindsight we went to £147k because hearts were ruling heads a bit, and we didn't want to feel like it had 'gotten away'.)

    We've now had an offer accepted on a similar property in the same area that needs a comparable amount of work, but was up for sale at £120k, which we've agreed on.

    My point here was that we very quickly realised that theres plenty more fish in the sea, so to speak, and if a seller doesn't accept what you think it's work or are comfortable offering, then just draw a line under it and move on.

    The attitude of OP is that they should be grateful for the offer. To be honest that was my opinion on this one, but the sellers weren't, so hey ho, let's just agree we're not going to be living there and booking other viewings.

    So you got a cheaper house, well done. Did they eventually sell?

    The point of this forum is to ask for advice. You might not agree with it, but that's what it's there for.

    In the past I've asked for advice on a few things and took it with a grain of salt. In almost all of the cases the people I disagreed with turned out to be right.

    One thing to bear in mind (something I found out to my cost) is that if a house hasn't sold in a few years, there's normally a reason. We had an offer accepted on one, all going well etc. Did the survey (cost £525), came back with a load of problems (specific things like damaged roof timbers etc). Pulled out of the purchase on the basis that the cost to rectify the problems would make the house unaffordable in our eyes. I can only assume that the sellers also knew this, and that's why it hadn't sold. Not the end of the world, but we started back at square one, but £525 poorer.
