Hi there, me and my partner are first time buyers and we are stuck trying to get the house we want! The vendors are being very difficult and are not willing to negotiate with us.
The house they have listed for O. I. E. O £240,000 since Oct 2017. We put in two low offers last Oct at £210,000 and was not met with any counter offer.
I think this is just another pushy sales tactic and we're going to increase our offer to £225,000 tomorrow.
Anyone got any advice for tomorrow??

I think you are too caught up with logic and forgetting emotions. Sounds to me as if you have a vendor who has clearly indicated a bottom line and you keep coming up below that. Maybe they will eventually fold, or maybe they will get exasperated with you and tell you to go forth and multiply.
From what you've written the EA has told you they've been instructed by the vendors not to even put forward any offers under 235 so I'm not sure why you think you can put 225 forward ?
Especially with a divorce, the vendors may have one being stubborn or one needing a particular amount but ut makes it even harder to move the vendor downward since the amount they get is split in half most likely.
In your position I suggest you stop messing about, tell the EA heres my final offer but I'm now looking at other properties come back to me if they change their mind.
And please, don't bother trying to negotiate downwards by saying it's not as good as number 89 witha conservatory or whatever, that really isn't going to persuade people !
P.s. I'd be quite confident that the EA really doesn't care if it goes for 225 or 235 they want an easy sale, if they could have persuaded the vendors to take 225 or thereabouts I'm sure they would have done so. So I would beleive the 235 bottom line.

I'm afraid it's down to the seller what and how they proceed.. no magical tactics... as their own personal circumstances may mean they are governed by finances at this stage then they will only accept what they want to.
If you are suggesting other properties sold nearby with certain things that maybe more desirable to you than this property has then maybe they feel you could be a problem....in short all you can do is offer what you are happy to pay for it and then it's up to the vendor whether to accept or not0 -
You can't make a seller accept an offer lower than they are willing to accept.0

why should they not be?
Maybe they are not as highly motivated to move as you and will only do so for the price they want?
Maybe they are in negative equity?
Maybe they've found their dream home but could not afford it if they accepted your low offer?

Not necessarily. We had a FTB offer so £10k below what we wanted - this was after a lengthy viewing around our home, stating that we were chain free and could be in and out as fast as she needed and also agreeing to leave various items of furniture for her. After that and coming back for a second viewing with an idea of how much we needed, she still came back at £10k less.:j:jOur gorgeous baby boy born 2nd May 2011 - 12 days overdue!!:j:j0 -
I think you are overestimating your importance a little. They own the house. They can do anything they want with it. They can raise the price to £500000 if they want. Nice on I sayAn answer isn't spam just because you don't like it......0

Well with them agreeing a sale previously at £230,000... It's a bit unrealistic to expect us to pay 5k over that! It's not going to happen.
They'll be waiting another year or so before or if they ever do get what they want for it lol.

Rather than deliberately annoying them now with another low offer, why not just sit back.
If you're right and they can't sell for what they want, they will come back to you.
But not if you keep poking them with a stick and shouting 'you're pathetic!' in their ear..0
