    I think people are being a bit harsh on the OP, she and her partner are first time buyers and believe what they have read about negotiating and the power of the first time buyer.

    Honestly sometimes their attitude is right, negotiate to get the bargain you want especially when we are constantly told it’s currently a buyers market.

    What the OP through naivety does not yet understand,but they will soon,is that their are many reasons to sell a house and for some people they will not budge from what they believe their house is worth.

    In a rising market that’s fine because within a space of time prices rise and they rise to meet the expected price. In many places that is not happening at the moment so the house sale remains in limbo. It doesn’t matter how much you want the seller to budge they won’t.

    Also in a rising market it doesn’t matter if you over pay as the house will soon be worth what you paid, not so in a static market.

    For me, just my opinion, I would pay a bit more if I loved a house. In fact I am currently buying a home, it’s a one off, it’s in the location I want it to be, I am a cash buyer. I paid less than asking but probably 30k more than I wanted but there were several people who wanted this one off home.

    You pay your money and make your own choice, the only person you can change is you, if you are not prepared to be the one to change then walk away.

    Then you have the things you could class as naive (but I would personally say are just plain disrespectful/stupid):

    • Made an initial offering of £210,00 on a house on sale for offers in excess of £240,000
    • Has made numerous bids of 3.5k increments
    • Has accused the estate agent of 'playing games' for not forwarding offers below the sellers threshold
    • Seems to think being a FTB is objectively a positive to a seller
    • Has given no regard for the sellers situation
    • Refuses to raise their offer on the grounds that the vendor may have accepted a lower offer previously (despite not knowing the circumstances of the ex-prospective buyer or accounting for house price increases since that time)
    • Whilst simultaneously refusing to raise their offer, also seems to refuse to let this property go

    EDIT: So yeah, sorry if we're being harsh on the OP.

    Usually I defend newbies who get harsh treatment, but you totally deserve it.

    When we've put offers on properties previously they've been snapped up but we were the ones that didn't want to proceed. .

    No one picking up on this?? There's no intention to buy, anyway, we should all know it's not worth over 230k due to the dead dog in a bag for life buried in the garden, def worth 5k off ..;)

    Yep, it gets worse the more you read between the lines on it. It also makes you wonder why she seems to now be dealing with a different member of staff at the estate agency (alluded to below)?
    the first estate person failed to put our first few offers forward because of greed... All because she wanted a bit of commission

    It's a little strange how you'd lay into someone when it's nothing to do with you?! Absolute freaks if you ask me. I bet you wouldn't open your mouths to people like this in real life.     OK, I'll play. (I had actually wrote most of this before I refreshed the page and saw your latest post, so I have re-worded it directly to you):...

    I was going to ask if you have spent time reading House Price Crash and similar "vested interest" sites before proceeding with your house negotiating approach?

    I ask because I did the same thing when I was a FTB as it is easy to migrate towards sites that tell you what you want to hear when you are looking to buy and HPC and the like were at the time (and probably still are) using similar insulting descriptions as you have on here: "all buyers are deluded idiots", "estate agents are dishonest crooks" etc.

    There were also quite a few on those forums who had saved a few tens of thousands towards a good deposit and so believed this made them far richer than everyone else and believed that sellers and EA's should therefore treat them as if they were Jay Leno who had just walked into their luxury car dealership and who would gladly knock huge amounts off their biggest asset for a "quick sale" like a crack addict selling a TV to fund their next hit.

    While I didn't have the apparent contempt for my seller and EA as you seem to, I did send some very wordy explanations as to my reasoning behind my offers which the seller and EA had "clearly" not considered when pricing the house, and which, when I re-read it now, just has "first time buyer" written all over it and makes me want to hide my head in shame! :o:D

    However, despite this I still remained civil and friendly throughout and the seller and I parted on very good terms. I also didn't feel the need to insult people on an online forum and tell people had never even met that I probably made more money than them!

    This is just me sharing my own FTB experiences and trying to wonder why you find the advice of many others who have been in your position before and are offering advice so deserving of your contempt?
    • The rich buy assets.
    • The poor only have expenses.
    • The middle class buy liabilities they think are assets.
  • Looking past the OP's stonking attitude, even if their offer is accepted this has gazunder written all over it.

    Whichever house they end up getting I really pity the vendors who have to deal with this

    OP's attitude, arrogance and level of unfounded entitlement make this by far and away the most depressing and dispiriting thread I've read in a long time.

    The saddest thing is that the complete lack of insight into all of this which will cause her to navigate life in a similar vein, leading to more angst through percieved injustice and unfairness.

    I used to feel sorry for people like the OP; latterly I realised that was a complete waste of my time.

    I pity the EA and the vendor who have been exposed to this nonsense.
