    Maybe EA knows a potential time waster when he sees one? :think:

    When we bought our place, we viewed with the vendor there. We were completely honest about how much we could afford to pay as we didn’t want to waste her time. We took treats for her dog (we were forewarned about him) she gave our kid an ice-cream, it was all very civilised. We were a couple of grand short of her asking price and when we left, we gave her our phone number and told her to call if she would consider selling to us. She gave us her number and asked us to call if we wanted to view again. She was going through a break-up and had to pay off her ex-partner so we didn’t expect to get the house, and yet we did. It turns out that she liked the thought of a family living there, she had promised her neighbour that she would sell to “someone nice” and she appreciated our honesty in telling her what we could, and would offer.

    Why can’t people just be reasonable about what is often such a grubby business? Of course we all want a profit and a bargain, but why do we let ourselves be held to ransom by EA’s?

    If OP wants the house so badly but doesn’t want to pay asking price, why not appeal to the vendor directly? Although calling him a “bitter divorcee” may not cut it! :rotfl:

    Another Joe you seem to switch between being a !!!! and being alright. How the !!!! is 5k below the asking price a crap offer?? The property has not sold for nearly two years are you thick?

    Its below what they've told you they will accept, and not just that, they've told the EA not even to bother passing such an offer on.

    So, the vendors wont even see it unless the EA goes against their instructions (and if they do the Vendors might even decide you are thick and not wish to deal with you even if you make a higher offer. Is that rational on their part? It could be if they believe you would gazump them last minute). OTOH they may decide to take it. Its a gamble you are taking.

    Though if the property hasnt sold for two years, they clearly arent desperate to sell, or not at "any price" so the odds must be against you.

    FWIW I'm selling a place. I would take a (reasonable) low offer. These people obviously wont, or at least they have a bottom line and you wont bid above it. Thats your perogative. Theirs is, not to entertain your below the line offer. Different circumstances and approaches by different people. Not all sellers are desperate to sell at any price.

    I've been put off by these vendors anyway with they're petty penny pinching and we won't be considering it if they came back to us. It has alarm bells all over this one now especially since a sale collapsed because of view blocking.
    You put in an offer below asking price, who's penny pinching now?
