    How is it even advice when people are disrespecting me and putting in cheap little digs as if they are the property seller. I find it amusing really but hey ho

    I think you started the digs when you called everyone on here idiots.

    Let me re-iterate. It was priced at £150k and we had a top end budget of £160k, although that would be for the 'perfect' house that needed no work, as proceeding on a purchase at £160k would leave us virtually nothing in the bank, which isn't ideal.

    We loved it in the sense it ticked all the boxes, with the exception of needing new carpets, kitchen and bathroom (although they were liveable for the time being). The garage door also didn't lock and would need replacement.

    Given our budget, and the fact they had emigrated and weren't returning, we thought £140 was a fair offer as that was the going rate for similar properties. I think to be honest they were pricing it based on what it looked like 8 years ago and hadn't really taken into account the fact that although neighbouring properties were selling for £150k, that was because in the last 8 years they'd spent time gradually doing them up, whereas this one was like a time capsule.

    Stopping at £147k wasn't us being petty, it was a case of we wouldn't be able to offer any more and still have enough cash to do the required work.

    My point wasn't that was cut of our nose to spite our face, it's that in our opinion, it simply wasn't worth more than £145k (in hindsight we went to £147k because hearts were ruling heads a bit, and we didn't want to feel like it had 'gotten away'.)

    We've now had an offer accepted on a similar property in the same area that needs a comparable amount of work, but was up for sale at £120k, which we've agreed on.

    My point here was that we very quickly realised that theres plenty more fish in the sea, so to speak, and if a seller doesn't accept what you think it's work or are comfortable offering, then just draw a line under it and move on.

    The attitude of OP is that they should be grateful for the offer. To be honest that was my opinion on this one, but the sellers weren't, so hey ho, let's just agree we're not going to be living there and booking other viewings.

    Kate, I'm neither. I'm a FTB, just like you, and have only been looking for a house for the last couple of months.

    I suggest you have a look at my post - I've done my best to give recent, real world examples that aren't judgemental.

    The point of this forum is to ask for advice. You might not agree with it, but that's what it's there for.

    In the past I've asked for advice on a few things and took it with a grain of salt. In almost all of the cases the people I disagreed with turned out to be right.

    One thing to bear in mind (something I found out to my cost) is that if a house hasn't sold in a few years, there's normally a reason. We had an offer accepted on one, all going well etc. Did the survey (cost £525), came back with a load of problems (specific things like damaged roof timbers etc). Pulled out of the purchase on the basis that the cost to rectify the problems would make the house unaffordable in our eyes. I can only assume that the sellers also knew this, and that's why it hadn't sold. Not the end of the world, but we started back at square one, but £525 poorer.

    Sadly I think it's the forum moderators who are responsible for that - I don't think the OP is that self-aware and level-headed.
