Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

Message to seller:
Ring the estate agent and tell the buyer you now accept their reduced offer. Well done for making a tough decision. Life's not easy sometimes but most people will be saying you did the right thing.
As for the vendor getting full asking price in the future...you must be having a laugh. She's lost any chance she had at selling at that price.
The halifax have said today prices have dropped for the last three months, 2.3% and are down 1.1% this month. December might be a BIG drop.
She'll be desperate in a month and the agent will be calling you to say she's now decided to accept your offer...that's the point you can offer another 10K less, then another.
Check out the sold price on rightmove in a couple of years...she might have sold it by then.
The interest rates might be a lot lower too when you find a decent place to buy.
