    Look, not ALL of the advice was "pull out." I didn't ignore it, and if it wasn't for posting on this thread I would have paid the full amount for the flat and furniture - it was from reading advice here (and the seller refusing to talk to me or the EA) that I decided not to.

    Sorry for not acting more quickly, but these things don't happen overnight, as I'm sure you know.

    Anyway, yesterday I offered £5k less. Today the seller pulled out (she is putting the flat back on the market and is sure she will get the asking price. Good luck to her frankly) as I suspected she would. I'm currently deciding whether to look for something else or wait a few months to "see what the market is doing."

    I've mailed a link of this to the seller as a parting gift. Maybe some of the advice here will help her sell the flat rather than alienate her buyer?

    Don't worry ghekko...I am certain that you will find somewhere much much nicer that isn't on a main road and also isn't above a shop.

    Have you and your GF managed to find somewhere to rent in the meantime?

    Well done! :T Although I guess at this moment in time you feel quite lousy about the whole thing, BUT I would say you are well rid. Let her stick her flat on the market and watch it decline in price over the coming months..

    She deserved you asking £5k less and she has made the decision for you.. which to be honest I think in hindsight was for the best. You may not think it now, but you will in time. ;)

    Have a good christmas and start HOUSE hunting again in the new year... steer clear from flats!!
