    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred

    I have had an email from our solicitor and he said he’s expedited our sale (as he knows how keen we are to get up there!) he sent through the report on title, owners likely signing documents this week, ours is being sent recorded next day and will be sent back the same. Transferring the funds to the solicitor today so it’s ready for whenever it’s needed! Our date of entry could be moved to the 15th Eeeeeekkk!

    Our estate agents has just sent us an email from our seller saying the chain needs to complete by mid November or before. I'm hoping for before; I'd only have a few weeks left before my due date... They've asked for confirmation that this works for our buyer, and that he's got his searches and enquiries are being raised. We're not on CC so I can't see the replies, but I'm really hoping that it'll be faster than that...

  • I've finally got all the paperwork through and we are moving forwards. I did have a good laugh at the covenant on the house as it has the usual ones but it has a funny exception that qualified doctors, surgeons and dentists can run a business from the house so you could make the downstairs bedroom an operating theatre if you wanted haha :D

    I'd like to pretend that I'm taking it all in my stride, but I am going grey and missing wine 😂 

    Mortgage valuation booked in for Monday. We didn't get this far last time, so hopefully it's a good sign x

    And our buyer is coming back for a viewing tomorrow. Our estate agent forgot to tell us 🙈 I'm so nervous. It's starting to feel a bit real and scary again!

    Reading the posts on this thread has certainly given me some perspective - I don’t know how some of you are coping with the stress!

    My purchase has luckily not been complicated, it just all seems to have taken a long time. I heard today that everything is ready for exchange, aiming for completion next Friday. Feeling rather giddy! I’ve been living in limbo since May, with most of my stuff still in boxes, and I am SO READY to get settled and organised and be able to think about other things!

    1/9 Draft contract received 
    1/9 Local searches ordered
    15/9 Survey done
    17/9 Survey report received. No major issue
    21/9 Survey report sent to our solicitor 
    4/10 A bunch of documents received from solicitor (inc. local search results, fitting fixtures forms...)
    4/10 Enquiries raised

    Hoping exchange in mid Oct, completion on end of Oct

    20/10 Suggested 1/11 as completion date - let's see how it goes!

    Hi everyone, I've followed this thread for a while but due to my absolutely ridiculous nerves and fear of jinxing I havnt posted anything. Its nice to see that some of those from when I first started following have managed to complete and fingers crossed for everyone else waiting it happens soon. Thought I would add my timeline in case it helps anyone as it's been a bitty process (as it tends to be). So I am a first time solo buyer so on top of the normal nerves of property ownership I have the fact that I'm doing it for the first time on my own (and my anxiety at this point in my life is horrendous but anyway...) 
    One of my enquiries threw a major spanner in the works early on in that I was buying a leasehold apartment and as such the ground rent agreement was non feasible to my lender (santander) and so they said they were not willing to lend on it. Some toing and froing later my solicitor managed to agree a different ground rent agreement that kept it at £150 per annum for the remainder of the term (120 years). Some anxiety laden weeks later I have finally completed on the property on 28th and am over the moon but thought my timeline may help others who are feeling the nerves when issues crop up. My timeline is as follows: 
    5th May- full mortgage application 
    19th May- Mortgage offer received
    21st May-  Enquiry raised with lender re: ground rent 
    1st July- Lender not willing to lend based on ground rent schedule
    5th July- notified by sellers EA that seller is in touch with their solicitor and doing what they can to rectify the situation.
    22nd July -  deed of variation agreed between seller and landlord. Lender also informed on this date of change.
    24th Aug- FINALLY confirmation from lender they were happy to lend on new schedule
    10th Sep- signed and returned contracts 
    23rd Sep- exchanged contracts 
    28th Sep - Completed purchase

    I feel like my searches have returned in record time! I wasn't expecting them back for a couple of weeks at best. 
    My solicitor has sent me the searches report and broken down the observations. But I feel like I don't understand a few of them.
    I feel so overwhelmed  :'(
