Some toing and froing later my solicitor managed to agree a different ground rent agreement that kept it at £150 per annum for the remainder of the term (120 years). Some anxiety laden weeks later I have finally completed on the property on 28th and am over the moon but thought my timeline may help others who are feeling the nerves when issues crop up. My timeline is as follows:
5th May- full mortgage application
19th May- Mortgage offer received
21st May- Enquiry raised with lender re: ground rent
1st July- Lender not willing to lend based on ground rent schedule
5th July- notified by sellers EA that seller is in touch with their solicitor and doing what they can to rectify the situation.
22nd July - deed of variation agreed between seller and landlord. Lender also informed on this date of change.
24th Aug- FINALLY confirmation from lender they were happy to lend on new schedule
10th Sep- signed and returned contracts
23rd Sep- exchanged contracts
28th Sep - Completed purchase0 -
So with the stamp duty holiday over I've been trying to get some updates on my sellers onward purchase.
I've had report on title through today so really getting there now but nobody seems to want to let me know where the sellers are up to and its making me nervous.. I've tried both the estate agent who was so vague I'm starting to think she was maybe a politician in a previous life and the solicitor who has yet to get back to me...
I really hope I'm stressing for nothing1 -

Signed all the contracts and almost everything seems sorted. Haven't transferred across money yet (have never been so eager to give away such a large amount of money before). The only thing left seems to be a really old local charge from when the house was first built. I imagine it will be resolved quickly but I have no idea how long these things take, and it's been part of the back and forth with enquiries for over a month. I guess my solicitor has been busy with clients trying to meet the stamp duty deadline, but I'm getting antsy with her ignoring my emails. She has proposed we exchange and complete on the same day, and I've had to bite the bullet and take the time off work. Not exactly disastrous if we don't complete, but sitting in my rental and refreshing my emails seems like a terrible use of leave.0 -

Some days I manage that - I know it's daft to get upset about the things you can't control. Plus, I know I'm lucky to even be buying a house. It's just a bit relentless and exhausting sometimes isn't it? The limbo gets tiring too, because you have to let go of the home you're in to prepare for the new...and the longer that goes on the more you feel in between things. Ha! My purchase has luckily not been complicated, it just all seems to have taken a long time. I heard today that everything is ready for exchange, aiming for completion next Friday. Feeling rather giddy! I’ve been living in limbo since May, with most of my stuff still in boxes, and I am SO READY to get settled and organised and be able to think about other things!1 -

I'm sure they'll do everything they can to get you in. My sister and my cousin have just moved and managed to get in just before their babies were/are due. Of course they started the moving process after us and are still in first (not at all bitter 🙄), but so glad they got there in time. Friday is still a busy completion day for solicitors offices . Normal work continues. With the deadline gone. Life will return to being less frentic. Mind you there's still a lot of paperwork to be completed and filed.
