  • Friday is still a busy completion day for solicitors offices . Normal work continues. With the deadline gone. Life will return to being less frentic. Mind you there's still a lot of paperwork to be completed and filed. The job isn't finished just because the money has been paid over. 
    I know they're still busy, just needed to post my frustration... 8 weeks in so far and the only updates I've had are that there purchase is in its early stages, was just hoping for a bit of progress so I at least know its moving on their end even if it is slowly...

  • Have you considered making direct contact with your buyer? We're in contact with ours and it really helps. We only send brief updates at key moments, but it helps with anxiety. Assuming they're approachable & uncomplicated, that is...!
    I went to see the house again a couple of weeks ago, needed to check a few things and it looked like they were starting to pack up and put some stuff into storage with family etc so they definitely think it's moving along. 

    I'm just a bit worried that they are just trusting the process and not necessarily chasing anything and I don't want to sound condescending asking them about that so have been trying to do some chasing myself. 

    Hopefully someone will get back to me from the sols next week with an update to stop me from stressing about it.

    Those are definitely good signs. Our last seller was a bit like that - just trusted to the process. If you don't want to seem pushy, you can go through agent and make sure they're pushing at the right moment (which it sounds like you are). If your sols are uncommunicative then I wouldn't look to them for reassurance & don't let them worry you. Their silence rarely means that things are going wrong. It's hard to manage the stress at times though, I know.

    So, we didn't quite exchange this week. Everything on England sale and final missive on Scottish purchase were in place by EOB Wednesday with both solicitors good to go. Exchange couldn't happen on Thursday as our buyer needed time to transfer their deposit to their solicitor. We were fully hoping to exchange Friday 1st, but just had radio silence and auto-replies to emails. :-(

    Now we have a weekend of nail-biting whilst frantically packing up everything in the hope we will exchange ready for removals pick up this Weds 6th and completion on Friday 8th. Just have to keep reassuring my wife that if something was going wrong they would have told us by now... Such a stress!

    Completely with you on this, but you've got a much tighter completion than us...so I can see your dilemma with packing everything up. The stress is real though. I'm paranoid about silence from our sellers and their agent on Friday (when we were also meant to exchange). The agent is usually really on it and pushing me for news - but (apparently) she had no idea what was going on. Said she'd check in with seller and then didn't get back to me. I do know that sellers are busy this week, so trying to tell myself that they're just away and didn't get messages. Then anxiety sets in & I can't shake off memories of the last time we reached exchange and our sellers pulled out. Rain's not helping the general sense of doom! 
    Let's hope we get good news on Monday and can stop worrying.

    @birdmadgirl8 Best of luck for early next week 💐

    New buyer came for his viewing today, and bought his son and the two people who will live with his son. They seemed shocked at how pregnant I’ve got 😂 they’re very keen to move in and asked if we’d contemplate breaking the chain so they could move in before we exchange, but we can’t make that work. We can go fast - the house above us is empty - but that’s all.

    He’s quite concerned that his buyer has said that it’ll be 4 - 6 weeks from this point, and that buying searches only cuts a few days off. He said he’ll try pushing her, but she threatened to block his emails last week 😬 Hoping it was a stamp duty thing, and next week goes smoother. 

    Valuation takes place Monday, so he should have a mortgage offer by early next week, I hope. My husband is very excited, and is now planning the kitchen/nursery/etc 😂 

    I’m so rooting for us all being done soon!
