I can't find anything online that explains what that is.
And secondly
"Please note that the Flood Search reveals that a moderate to high risk of surface water (pluvial) flooding hasbeen identified in the area where the property is located." I have no idea what this means in reality. I assume they will have to tell the lender so they might not want to lend. The vendor has said they aren't aware of any flooding. Home insurance seems to be a reasonable cost for B+C so I feel dumb not understanding the impact.
We sent our signed documents back over the weekend so hopefully we will be all sorted soon. But as far as I'm aware the vendor's vendor has not found a property.0 -
So, there was an attempt to exchange on Friday, hopefully for completion on the 12th, which didn't happen for some reason. Roll forward to this morning, and I thought I had better check with the removals company again - sure enough between first thing Friday and first thing today, they are now fully booked and first available date they can do is the 18th. So, mad panic trying to arrange a different company instead - and trying to placate my stressed and irate husband who liked the first choice company and wanted the date changed! His argument is that 2 of the 4 parties in the chain used incredibly slow conveyancers and we missed the stamp duty holiday as a result, that the chain should be prepared to accommodate us. I get his point, but as it took almost a week for the (short) chain to agree to the 12th, I have put my foot down, so fingers crossed we finally get contracts exchanged today.
If it wasn't already stressful enough... not sure I can stand much more of living in box-central!

I’m losing the will… my vendors solicitor still hasn’t sent over the replies to enquiries 😩 my buyer was hoping for this Friday (8th) completion but this is looking unlikely
My vendor has said he has answered all enquiries so the solicitor is literally just sitting on them and they are really not happy
So frustrating but what can I do 😞

Email from our vendors EA saying the response to the last enquiry has been sent. Our buyer had their building survey this morning. The chap didn't seem to do that much more than the mortgage valuer; was gone in around 3 hours. Now the wait for our buyer!!

What does section 3B of the search say? I’m no expert, but I’d read the solicitors text to say that land near your home is being held for the Channel Tunnel Rail Link - has that been built? It’d either be railway or a station, I suppose. I’d treat it like planning permission and look into how close to the house you’re buying it is; whether it’ll impact on enjoyment or future value; etc.Moneybear said:birdmadgirl8 said:

From my understanding it might be to do with HS1 joining channel tunnel train line. I think that makes more sense now. Making sure there being trains going through the station shouldn't impact me?

I had the same quandary when I bought my first home. Questions about the height of trees and the like were just impossible to answer. In the end, I decided not to go via a price comparison site, which tend to ask all the questions, and instead with the insurance offered by my bank, which asked far fewer questions and mostly those that can easily be answered (construction type, window locks etc).Hebblethwaite said:One question for those further along than me: How are you all managing to arrange your buildings insurance? Can I have a quiet scream, please?
Thought everything was now finally set for a straightforward exchange this week, and completion on Friday. Funds were transferred Friday just gone (cash purchase) using the details provided by the conveyancer. Solicitor now saying the funds are there, but they have ended up in an unallocated account (not sure whose mistake this is?) and can we provide screenshots of the transaction. Which we can’t, because the transfer wasn’t done online but in person at the bank?
I knew it was too early to start feeling positive and looking forward to the future!!0 -
Second day of attempting to exchange contracts, with no explanations and radio silence from other people's solicitors. Apart from other parties in the chain not wanting to change the dates because of removals being fully booked up, and not wanting to hold things up even more, I ended up missing an important work meeting to make a mad frenzy of calls this morning to get other quotes and availability for next Tuesday, that cant be secured until exchange because of all of the failed September completions that are now starting to happen (including ours)! The EA and my solicitor were totally confident that Friday's lack of anything happening was just a minor glitch, but as its 17.42 on Monday evening, way after the solicitors offices close, apparently not. Hopefully third time lucky tomorrow...
Soooo frustrating, so many things that need to be put into place again because it took so long to sort out an acceptable completion date last week, and seemingly no consideration from the various parties in the process about how long this all takes to sort out things that wouldn't need to be re-sorted if they would only communicate with each other and us. Surely they must have some idea if something is doable or not that day?
Rant over. :-(
Does anyone else feel totally frazzled, stressed out and exhausted from this process?
