    Referring to your previous reply to me too - we’ve signed everything else ready to go, we’re just waiting on this final enquiry and then request funds etc. to exchange. It is the requesting the funds that the sol said will make exchange not possible this week. I’m thinking if they do get requested this week we should pretty confidently be exchanging next week… hence me wanting to risk putting in our notice!

    Thank you! I really hope so. I don't want to be excessive with calling every day so I sent an email today instead... if I don't get a response I'll just call tomorrow. I never seem to get replies to my emails!

    Hey everyone, 

    We had an offer accepted on a house 10 weeks ago now, we've received our mortgage offer and had both our searches and building survey returned but we're still waiting for the full contract pack from the vendors solicitor (it was requested 9 weeks ago) before our solicitor can raise any queries. The house has been empty for nearly a month now and as it has a bit of work to be done, we're really keen to exchange and complete asap before everyone down tools for Christmas. 

    The EA advised us two weeks ago that the solicitor has been busy with end of stamp duty holiday but we've not heard anything since and beginning to get frustrated with how slow they are being. I don't want to bombard them with chasers as I do genuinely understand it's been extremely busy but are we being unreasonable expecting to have the contracts by now? I don't want to make a fuss over it with the EA if everyone else is in a similar boat.

    Any advice welcome, FTB! :smile:

    It sounds like we are in a similar position on the searches etc but I'm shocked at how you don't have the pack yet! That seems a really long time! I would start pushing now that the stamp duty is ended, I felt the same and didn't chase for the past few weeks, but now it's out of the way it's all hands on deck! I'm FTB too and don't want to be too annoying, but then I remind myself that I'm paying my solicitors a lot of money and I'll probably never speak to them again after this so who cares if you look annoying if it gets it done!

    Thanks for your response, appreciate your thoughts!  :smile: as you say, I don't want to be a pest but also we are spending a lot of money and have been very patient so far..they can sometimes make you feel as though they're doing you a favor rather than you paying for a service haha. 

    I'll get on to them again today and see if they can apply some pressure as I'm sure once the enquires are made it'll be another long stretch until we get a response

    I've spent the morning on the labour ward - all seems okay, thankfully, so I'm home again now, but it's made me pretty anxious to finish preparing and know where we'll be. 

    The valuation on our place was yesterday morning, so I suppose I should give the estate agent until at least tomorrow to ask if they've heard anything? It's been radio silence from our buyer and estate agent since the visit at the weekend. Our buyer had a full mortgage offer before, so his mortgage advisor said a new valuation would be needed, but as he'd already been underwritten, that should be quick... then it's just on his solicitor, who has the packs and everything. If she sticks to her "4 - 6 weeks" timeline, I don't think we'll be able to complete for a bit... The baby will probably be here, and moving with a newborn seems like a nightmare.

    Well, thank you all for your support. We are about to embark on day 4 (attempt 4) at 8am tomorrow. 

    Had an interesting conversation with the vendors EA, who spoke to the incredibly useless conveyancing company who their agent advised our vendor to use. Apparently, they are missing some ID from their vendor (!!!!!!!), which would have been missing on last week prior to attempts to exchange. Now, in my deluded little mind, surely if a fundamental document was missing, wouldn't you expect someone to a) know and b) do something BEFORE letting 3 exchange attempts go wrong?

    I am absolutely fuming! In fairness to the vendor's EA they have agreed to escalate to their highest account management team AGAIN (not the first time in this process) and they have advised us to get through completion and then raise a complaint through their post sales experience team. No consolation right now, as we are still in limbo and there is no indication of if this lot will do what they are supposed to tomorrow, and it certainly doesn't bode well for moving day! Luckily there is a hotel a mile away from the new house!

    Rant 3 in 2 days over. I am normally fairly calm and rational, but this is worse than anything I have ever experienced. Even my own solicitor is shocked!

    @HopeAndDriftWood I think your beautiful new arrival will be here before our move happens at this rate. Hope all is going well x

  • Hearing everyone’s experiences is really quite upsetting. I feel for you all and now understand why they say moving is top off the stress list. Well tbh, I’ve moved many times as rented all my life until now but buying is so much more involved than I ever imagined!

    EA have informed us the vendor is keen to complete this month like us but we are awaiting an update from our solicitor. It’s nearly been a week with no update from them…I really hope we get a date soon for completion.

  • So I am reading all your experiences and its quite upsetting...all this stress.
    I got my contracts today for signing in my sale/purchase and I sent them back to my solicitor, I do not what to expect now. I hope we will exchange by Friday as I have book my moving day on Monday 25th October.

    Glad to hear you're okay. Being on that ward really must have made things seem  quite urgent for you. I hope you get some news soon. To give you a crumb of comfort, our lovely current neighbours moved in with a newborn. She said it put the whole house process in perspective, cos all she cared about was the baby - she said she barely noticed moving 😂 She is pretty chill, I must admit! 
  • @nrowlands95 Welcome 👋 We had an eight week wait for the contract pack. I pushed for it pretty constantly and I think we'd still be waiting for it if I hadn't. As it turns out, it put us at the back of the queue with our Solicitor, even though we've been their customer since October 2020. So, I'd be chasing relentlessly if I were you. There's no excuse for a 9 week delay!

    @MrsBrush Day 4 for us too - our buyer is outdoing himself with delaying the whole chain. He couldn't make it to his solicitor today, so we have to wait for him to deliver the signed paperwork tomorrow. Feeling ridiculously nervous again now - that would probably be the lack of sleep!

    Good luck - just keep in regular contact and let everyone in the chain (agents and solicitor) know why you need to exchange this week. We found dates hard to agree, so make sure you allow time for that (unless it's a straightforward chain).
