    Good luck to everyone trying to exchange contracts today - especially @birdmadgirl8 as your day 4 predicament and ours is so nerve wrecking! 

    The 'explanation' I got last night from my vendor's EA who had been in contact with the conveyancers in question was so bad it is laughable, apparently they cannot exchange as they have no ID documents in place. So my obvious questions were along the lines of - "ok, so how did you open a legal conveyance file without basic ID documents from the vendors (file finally opened 7 weeks after their vendor's instruction) and how can you undertake the money laundering checks without any ID; how did someone not spot that some fundamental documentation was missing before the first attempt at exchange last week, why hasn't this been dealt with as a matter of urgency and most importantly why are they not answering the phones??"

    Its not like they have been rushed, they were instructed at the end of May! The poor EA's post sales call handler at the other end of the line just sounded totally exasperated and embarrassed and clearly he had no answers. I don't think he believed the explanation either!

    Day 4 commences!

    So, smile plastered on my face and another day of trying to work and not be distracted every time an email or call comes in :smile:

  • @nrowlands95 Welcome 👋 We had an eight week wait for the contract pack. I pushed for it pretty constantly and I think we'd still be waiting for it if I hadn't. As it turns out, it put us at the back of the queue with our Solicitor, even though we've been their customer since October 2020. So, I'd be chasing relentlessly if I were you. There's no excuse for a 9 week delay! 
    Thanks for the advice! I chased again with the EA yesterday and asked my mortgage advisor to speak with the vendor so they could also give their solicitor a nudge and a few hours later, the pack had been sent! 

    Should hear from our solicitor in the next 2 days or so, so I think you're right - don't ask, don't get unfortunately! Good luck today  :)

    So I am reading all your experiences and its quite upsetting...all this stress.
    I got my contracts today for signing in my sale/purchase and I sent them back to my solicitor, I do not what to expect now. I hope we will exchange by Friday as I have book my moving day on Monday 25th October.
    I think we are in the same boat! My Solicitor is sending the documents to sign (this week apparently) he knows our move is booked for the 22nd and has said it should all be ok!

    So I asked my solicitor yesterday if we could leave the enquiry about the alleyway access to the back of the property - he just came back and said it will need to be satisfied for the mortgage. I hope this doesn't hold us up, I really want to complete for next Friday! Closed down both our HTB ISAs now (which the sol was okay with us doing so he must be confident that we are close to exchange) I just need to wait for my closing statement as they couldn't give it to me yesterday...

    My partner is going to call the EA on his lunch today to see if we can push anything from that side of things, we only ever chase our solicitor so I'm hoping that if we tell the EA we want to exchange and complete for next week they will be able to relay that to the seller and push him to settle this enquiry!

    Now I truly feel I belong in this thread, these final stages feel the most frustrating! I don't know how you all wait for exchange for so long when you're right by the end, I want to tear my hair out!

    @KittleSkittle congratulations on exchanging!! I hope you have a stress-free move and enjoy your new home!

    My experience has been much less stressful than others on here too, the most stress we have had has been worrying over if we would get a mortgage offer (when we didn't really have a cause to) and now worrying about the crossover between renting and completing!

    Your situation sounds exactly like ours...we were worried most about our mortgage application but that went straight through very quickly. Now we're worrying whether we'll exchange before 20th October when our rental period renews for another month.
