By the poor vendor being duped into selling via what appears to be the worse conveyancing company in the country! They have not been in contact with the vendors since early last week, when the vendor sent over the alleged missing information. Since then they have ignored his emails and calls totally, lied to the EA about not having the information when they acknowledged receipt, and have so far today been unresponsive. Looks like the vendors purchase is now precarious as a result. This isn't a careless mistake IMHO, because if it was they have had plenty of time this week to fix it, given attempts to exchange commenced on Friday and this is now Wednesday afternoon! The 'explanation' I got last night from my vendor's EA who had been in contact with the conveyancers in question was so bad it is laughable, apparently they cannot exchange as they have no ID documents in place. So my obvious questions were along the lines of - "ok, so how did you open a legal conveyance file without basic ID documents from the vendors (file finally opened 7 weeks after their vendor's instruction) and how can you undertake the money laundering checks without any ID; how did someone not spot that some fundamental documentation was missing before the first attempt at exchange last week, why hasn't this been dealt with as a matter of urgency and most importantly why are they not answering the phones??"
Its not like they have been rushed, they were instructed at the end of May! The poor EA's post sales call handler at the other end of the line just sounded totally exasperated and embarrassed and clearly he had no answers. I don't think he believed the explanation either!
Day 4 commences!

Our rental renews this Friday, we don't want to delay exchange/completion until mid November, but also don't want to have to pay rent for November for a house I really doubt we will be in, so probably going to take the risk and put in the notice on Friday and cross our fingers very hard! I wish our renewal was just a week or so later! It sounds like you won't have any problems meeting your own deadline, I'll cross my fingers for you too regardless!sacvwgolf said:

My experience has been much less stressful than others on here too, the most stress we have had has been worrying over if we would get a mortgage offer (when we didn't really have a cause to) and now worrying about the crossover between renting and completing!1 -

@MrsBrush and @birdmadgirl8, I hope things are going okay for you today.
We seem to have hit a wall again... Our solicitor just called for an update. We don't have one... From their side, our new buyer didn't purchase the old searches, so the old solicitor has closed the request. We don't know if they've applied for searches themselves... The new solicitor also hasn't raised any enquiries or anything, there's been no contact in a week.
We were told by our buyer that the solicitor had said buying the searches wasn't going to trim much time off; as it'd be 4 - 6 weeks for the paperwork to be done, but I think everyone hoped she was being cautious. That takes us over all the hard deadlines in the chain, two mortgage offers will expire having already been extended, and I might have had the baby 😬

I can’t believe this however we are scared to contact our solicitor again incase this makes them delay even more. We were told lots of calls and emails could cost us additional charges and delay the transaction.justcat01 said:

So we put our offer in on the house 26/05/2021 - we are first time buyers and there is no chain so we thought it would go through pretty quickly. We are finally at the stage near exchange but we are now waiting on the fixture and fittings form to be completed. Our conveyancer won't sent the final report / contract through until this is completed which is quite frustrated as i've heard it can take a while to read and check through.

It's been19 weeks today since we had the offer accpeted and i've been very patient but i'm starting to get very frustrated
Thankfully we have until the 7th December until our motgage offer expires but it's still taking an age!

HopeAndDriftWood I hope your situation improves, and that solicitor seems to be another in a long list who are not remotely helpful!
Looks like we are still on for moving on the 12th October, not yet exchanged but we think the issue is sorted out (or some backside kicking has happened!) So, we should be exchanging tomorrow. Will believe it when I see it - seriously not impressed, as this has totally wrecked our work schedules and our removal arrangements as both 1st and 2nd choice companies now fully booked. We both wanted the week off to move, sort out new wifi etc at the new house before i need to get back to work. Instead of a week, it now looks as though I can only take 2 days because its such short notice and there is a ton of stuff that now can't easily be unarranged! Because we cant confirm anything still, and I work full time at home, no wifi will mean I will either need to go into the office at least 2 days next week, adding a fortune in unnecessary travel costs, camping at my parents house to use their wifi and not get any work done because of interruptions or I will have to spend all day on Monday rescheduling things and trying to get ahead to have any chance, when I should be doing the final packing and sorting out utilities etc. And my husband has absolutely no chance, he almost lost his time off completely, and had to almost beg to get at least a day off. All because one conveyancing firm couldn't manage to be anything other than wholly incompetent, and take a week to do something that should take a few hours!

Now I'm just like, meh, my solicitor will do her thing, when she does her thing. She's been snowed under due to the stamp duty holiday, but she has been keeping me posted.
I'm not in a huge rush as my housemate is staying in our rental after I move and will just cover all the rent for both rooms. It will be easy to just pay her for the extra days I am here depending on my moving date.
Hoping to be all done by the end of Oct, but we'll see.
