     @Newdrake88 - it's really hard to know with solicitors. We went with local company we've worked with before. Not cheap and usually reliable. Solicitor we had until July was excellent - then she left and the new sol has dragged feet all the way. It's very hard to know whether the change will help. My experience of contract packs is mixed too. They can take forever to appear (and we've had solicitors blaming each other on that), so let's hope the new sol is on it 🤞

    Well the last contract pack took 17 days to arrive! 

    What’s frustrating is that my solicitor has the contract pack and raised the enquiries, the vendor has answered them and now we have to wait for the same info to be sent across 🤷‍♀️

    7/7 - Application for mortage
    8/7 - Searches ordered
    21/7 - Mortage Offer issued
    30/7 - Contract pack received. Enquiries raised.
    9/8 - Mortgage Deed signed and witnessed.
    11/8 - Searches returned.
    12/8 - Survey completed. Nothing major. 
    23/8 - Home buyers report received.
    6/9 - Enquiries response received.
    15/9 - LISA deposit paid to solicitors
    5/10 - Contract signed

    27/10- Seller pulled out at exchange
    15/11- Exchanged

    So I kept wondering whether or not searches had been started by my solicitor. They came back to me to say that they won't start them until they receive the draft contract (which I haven't seen yet)

    Is that normal?

    Looking at some of your timelines, it looks like some of you had searches before the draft contract was received.

    @TheScone and @sacvwgolf That's excellent news!! 

    I finally got an update from our estate agent - our buyer's solicitor has been waiting on our buyer to confirm that she can review the searches. He didn't realise he needed to... they seem to have sorted it. No update on his mortgage offer yet. I have no idea how this is all taking so long... I'm a bit frustrated!

    My solicitor said he couldn’t start searches without the contract pack if that helps

    @novelle not really, I kept chasing weekly and was just being told outstanding enquires were being chased. Its only in the last 2 weeks they've finally told me what they were. 

    We are waiting on the fixture & fittings form to be completed bc the seller was refusing as they don't live in the property. My sol won't send through any info until he has this. I've asked if our mortgage offer & the searches were ok but he's very vague. 

    @justcat01 our sol said they couldn't start them until they had it either. We instructed & paid for the searches on the 02/06 but they didn't order them until at least 14/06 

    @sacvwgolf Thats great! hopefully won't be too much longer for you! 

    @HopeAndDriftWood it is frustrating! I don;t think i can do this again let alone with a chain!

    My solicitor started searches long before receiving the draft contract. Thankfully, as it took four months for them to receive the draft contract (and it's very much a draft as I presume a new version will need to be issued once probate problems are sorted).

    Oh The solicitor threatened to block their clients emails?!
    Yeah; allegedly! The solicitor is apparently irritated by being chased by our estate agent as well as the buyer; and said last Wednesday that she'd block both from contacting her if they didn't stop contacting her. I'm not sure if it was to do with SDLT deadline... 

    @birdmadgirl8 Congratulations on exchanging!! 🥳It's lovely to see someone "graduate". @MrsBrush I hope you manage to exchange today too! 

    @TheScone Sorry about the alley. I hope your lender can look at that quickly! Is it tomorrow that you want to give notice? 

    Our estate agent is ignoring us again, which is tedious. Our solicitor called yesterday and this morning to say that they're under pressure to agree that we'll be able to complete in early November at the very latest; but to be honest, I can't see it with the lack of progress so far. 
    That is so bad of the solicitor to block their own client! 

    We had a major breakthrough, my vendor has ditched his useless solicitor and found a new one, the EA has contacted them to tell them our purchase is URGENT!!!! I believe they will need new memo of sale and contract pack but I hope it’s just a case of picking it up at enquiry stage and pushing it through 

    any thoughts people?
     Not necessarily....without knowing all the details this could be a really smart move or a really really bad one 

     It should be a straightforward process for the file to be passed from Solicitor A to Solicitor B however the original law firm holds a lien over any paperwork in their possession and it’s likely they may well refuse until any outstanding legal fees are paid in full for work carried out to date.This will depend on the terms your vendor signed up to when instructing them.

    Oh don’t say that 😂 well the way they have acted so far for their client I would be surprised if they even would dare start to be difficult, when a client leaves them mid way through just shows the type of service they have offered doesn’t it 

    I have told my solicitor we need to complete before the 22nd due to work commitments so he’s going to push for then!
