So we have got our mortgage offer finally..
From what I understand our searches etc are all done and our solicitor has said they will send over the Report on Title this evening by email..
I am a bit unclear on what this is and what the next steps are.. we are hoping to complete by 29th October - so just wondering if we are near the finish line when we receive this document? I did email back and ask these questions but he just said we will have it tonight...1 -
Completed on our sale and purchase today with no further snags. Such a relief, can't believe it's now all done.Many congratulations to everyone else who has had success today.5

We have officially handed in our rental notice today. Very scary stuff, but I’m confident that we will complete before the month is up. And worst comes to worst I have made peace with the idea of moving in with family 🙏
I gave the solicitor our suggested completion date of the 15th yesterday and they are taking it to the seller’s solicitor today, so I’ve just chased up via email and hope to hear some good news. If we can agree on a completion date the worry of handing in my notice will mostly go I think. The house is vacant and there is no chain so hopefully they won’t be picky with their dates!FTB on no chain house

From my understanding is that you will take a look at the documents, and inform your solicitor if you have any questions or not clear on anything.
He or she will also read the documents, and together with your questions , he or she will raise enquiries tothe seller's solicitor.
Then you wait for their replies.
If everyone is happy with the answers, then should be able to exchange contract and then completionFTB on no chain house

Congratulations to everyone who has exchanged and completed today!
We have had the most entertaining day yet - day 6 of attempting to exchange for completion of the 12th October.
Because we have had so many issues with one specific conveyancing firm we placed a deadline of 1pm today for exchange or dates would be renegotiated. Inevitably, 1pm came and went with radio silence from said party! Today's excuse was that they couldn't reach our vendor for permission to exchange verbally. Given that said vendor has been unsuccessfully tried to speak to the conveyancer without success since last Thursday, and had given written permission along with a note to say that he was at a funeral today, we all thought this was a bit rich!
With the deadline passed, the chain was all busy trying to rearrange completion, out of the blue, our friends at PPL suddenly decide to start trying to initiate the exchange process... at 4.45pm on Friday afternoon! This is a full week later than the exchange date that had been agreed! So after the ironic laughter subsided, it transpires that every other party in the chain refused to exchange for Tuesday, and all want to complete on the 18th, with exchange to happen on Monday. If not, it seems as though no-one is prepared to be held ransom to poor practice, and it seems I am not alone in insisting on a few days between exchange and completion!0 -

I was hoping to exchange next Monday and vendors estate agent told me today that they are dealing with a charge on the property title. Anyone know what this is? How long could this hold things up? He said they are pushing as much as they can. I cannot see myself exchanging on Monday...

Well folks, my tale of woe finally ended. On the day we were supposed to complete (29th September), the buyer decides they now had the cash - we got a call from our solicitor at 11AM, the buyer asked if we can move out that day. Fortunately our solicitor agreed it was an unreasonable request and managed to negotiate 5PM the next day (30th) for moving our belongings but completion on the 29th as per contract. I dropped off my keys on the 29th (to satisfy the new owners had keys) to our estate agent and dropped off the rest of the keys by 4.45PM on the 30th. Managed to meet the SDLT deadline after all that and had stroke of a luck with a 2 day Luton van hire. We are in that's the main thing, not unpacked yet but thankful it's all over. Hoping everyone else has less issues than we had
