    Three weeks after offer accepted, we've just had the dreaded news that the house has been underpinned. Waiting for the details. Gaaaah. 

    We're hopelessly hoping it's not as bad as it sounds. It was 16 years ago, and only under one room (the one with no suspended floors). As it stands, we're probably leaning to pulling out. Grr.

    We have officially handed in our rental notice today. Very scary stuff, but I’m confident that we will complete before the month is up. And worst comes to worst I have made peace with the idea of moving in with family 🙏 

    I gave the solicitor our suggested completion date of the 15th yesterday and they are taking it to the seller’s solicitor today, so I’ve just chased up via email and hope to hear some good news. If we can agree on a completion date the worry of handing in my notice will mostly go I think. The house is vacant and there is no chain so hopefully they won’t be picky with their dates!
    I really hope it works out for you. You seem pretty organised and philosophical, so I have a good feeling ☺️🌻

    Blimey - that sounds a bit scary! You so don't deserve this after your endless journey. Definitely better to pull out if you have any doubts. Sad times ☹️

    I have 2 weeks to go, living in box mountain, my lounge is now the box and flat packed furniture store. I have a handful of tasks left to do, they are big tasks but when they are done, I’m hoping the time doesn’t drag and really hope the solicitors get done what’s needed to get done. I have faith. 

    Quick question as this is new to me, I will ask my solicitor but do you know... Sol knows the removal men are coming on the 21st to take our stuff, he knows and referenced about sorting out collection of the keys on the 22nd as I said I would need to know a time to leave England to head for Scotland with 3 kids, 3 dogs and cats in the car 😅 and he said he’s asked for the arrangements for handover of the keys on the 22nd and will confirm, so would this be the day of completion do you think or is it likely he will do this, say, the day before?

    Collection of keys would usually be on completion day - you wouldn't get them beforehand, but could arrange to collect them afterwards. Having exchanged, we've just got details of that from our solicitor and (purchase) agents. I can't recall, have you exchanged yet? We had our completion date formally built into the confirmation of exchange from our Solicitor (though the chain had already agreed it).

     Morning all

    Just discovered this fascinating thread. We're selling our 3 bed bungalow with a large lawned garden and downsizing to a 2 bed with a much more manageable outdoor space. We accepted an offer on our property on 13th August, and made on offer on our purchase which was accepted 25th August. 

    Our buyers are now virtually in a position to proceed. Contracts are signed, searches done, enquiries satisfied, their mortgage in place ( they're in rented accommodation and able to move at relatively short notice). We update each other weekly on progress, though sadly this week there's been none on our purchase. Searches are done and satisfied, EICR completed, renegotiation on price satisfied after surveys flagged up numerous issues, nothing needed now prior to exchange except draft contracts to be drawn up by the seller's solicitors. Sadly that appears to be too difficult  for them, and despite both our solicitor and the sellers estate agent chasing the vendor's conveyancer for those contracts, nowt so far.

    Although its still relatively early days, we're beginning to wonder whether if this impasse continues for another few weeks we should threaten to pull out and look elsewhere. We don't want to lose our buyers, who may, or may not wait if we have to start looking again. Another source of urgency is that our purchase ( which is vacant possession) needs a new boiler and some outside work completed fairly soon after occupation, all of which would be best addressed before winter. 

    Just need to hold our nerve, I suppose. 

    Edit: what's also been thrown into the mix is that the bungalow we're purchasing needs the drains replaced on one side. They currently pitch fibre, and although not in terrible condition they've blistered in several places. That work could probably wait till we start getting blockages, but when it does need doing it'll cost about six grand for the old drains to be capped off, and new PVC drains to be laid. They could be re-rounded/ relined but that work wouldn't come with any guarantee.
