Thank you. Sadly I don't have the name of the deceased owner occupier, only that of the vendor, and its a married name.

 I've just called the vendor's agents and they advise me that its not a probate sale.

It appears that its simply good old-fashioned sloth, lethargy and foot-dragging on the part of the solicitors.

Arranged for contracts/mortgage deeds etc to be delivered to solicitors on Monday so I am guessing next steps will be transferring funds to solicitor ready for exchange and completion?

Pushing for this to happen this month but don’t know if realistically this can be done quickly? I am first time buyer and feel very out of my depth with it all and the process of buying our first home.

I asked our solicitor when to send over the funds but they were very vague and said once we have returned documents. 

As a first time buyer I wish they would explain everything clearly and what our next steps are as I feel so confused by it all and I am having to constantly chase and ask them what happens. They know we are first time buyers so I feel they should be understanding of this.

We are the same, our Sol was a little vague at first, but he’s explained kind of, as well as searching Google 😅 he asked for things ahead of what I was expecting. So it was moving in the right way, But you are right, I feel there should be some guidance from the solicitor at least in there letters/emails when you start the process.

@Faodail yes I’ve been looking at Google too haha! I agree…it should be very clear as I don’t want to accidentally slow things down because I’m not clear on what’s expected of us next. 

Started this process end of July and I cannot wait until it’s over and I don’t have to constantly be thinking and worrying about this all.

The sol was supposed to send us the contracts to read and sign over the weekend so we can exchange next week but we didn’t receive them 😭

That’s so disappointing. Hopefully they will come Monday for you sign and return ASAP!
