We are hoping to exchange next Wednesday / Thursday with completion next Friday / Monday but I just don’t know if that’s possible now we haven’t received the contract. I was hoping to have the weekend to read and then get them posted back Monday for Tuesday but if we don’t get them until Monday we can’t post them until least Tuesday for Wednesday. It’s dragging out! We’re on week 20 next week 😅When we visited the property before completion the sellers told us they had sent the form back that week and that was only a few days before completion! Slightly concerning but it all completed without a hitch. Most solicitors seem to prefer having it before exchange but it didn’t cause any issues for us.Our solicitor emailed our contract for us to print and sign. We posted our contract guaranteed overnight delivery by 9am but the tracking said ‘attempted delivery’ at the time my solicitor was there and emailing me. They then took it back to delivery office! So my husband had to do a 6 hour round trip journey to hand deliver the contract (the solicitor is not local but one we have used for over 20 years) so we didn’t hold things up, only to not exchange that week at all! We had to wait for their sellers to sign their contracts as the place they were buying was held in a trust.
So I feel your pain but somehow we did make it and then it is all forgotten about. It is such a rollercoaster but you will get there.0 -

Oh wow…your poor husband! That must have been so stressful for you both. I will feel very nervous tomorrow until I know our solicitor have received our envelope. Went for guaranteed delivery by 1pm as worried if I opted for by 9am they may try and deliver it before they open before 9am and then it’ll get sent back. So fingers crossed by 1pm will make sure it gets to them! 🤞🏼So it would seem we need to get the funds over to them ASAP this week…now that’s scary thought!1 -
My solicitor has proposed the 19th as our completion date, he said he can see no issues on our end if we go for that - just waiting to hear back from the seller’s solicitor to confirm if that works for them now!
I’m going to call early tomorrow to see if they have heard back yet, and if they haven’t I’ll be straight on to the EA to chase 👀
Hoping we exchange early this week so I can relax. We need to send off the deposit but I’m hoping that’s a quick and easy task.1 -

FTB here so sorry if this is a dumb question, but what exactly happens on exchange? Do the solicitors actually send each other physical copies of the documents that their respective clients signed or is it just confirming over the phone that everything is in place and then the buyer's solicitor transfer the deposit to the seller's?

@ss2020jd oh what a nightmare! Especially as your solicitor was there ready for it! Sometimes it does feel like you are up against everything! Felt like that yesterday morning as had to go to 3 different shops just to buy an envelope to post it…tested my patience to say the least!Yes - think I will check with solicitors tomorrow afternoon about transferring the funds over. As want to make sure when we do it they can call/confirm they have received the funds that day. Also not sure if we have to quote a reference number or anything - want to check before we do this!1
