    Good luck everyone this week. I'm feeling quite deflated. Waiting for answers to enquiries which I know are just sitting in vendor's solicitors inbox waiting to be forwarded to our solicitor. I want to discuss dates *sob*

Considering we were told on offer back in July that we'd be completing a chain that was all ready to exchange and buyers wanted to buy previous buyers searches etc to get it through quickly I'm getting really worn down by it. The girls schools are both chasing me asking what's going on too as they both have waiting lists.
    Starting to wish we'd gone for the 2k lower offer with no chain! 
    We're in the same boat. Offer accepted July; into a chain that has been ready since then... but our buyer took 10 weeks to get a mortgage offer, and then only admitted he couldn't get one when I kicked off. We went back to the lower offer, but he's now hired what seems to be the slowest conveyancer known to man... He keeps suggesting we rent the place out to him until the legals are done, but he doesn't seem to chase anything. 

    @MrsBrush I'm so sorry, that's so frustrating. Fingers crossed for tomorrow or Wednesday!

    Good luck everyone who is hoping to exchange this week! Especially @MrsBrush your journey to exchange the past week has been a nightmare, I really hope it can finally get through this week for you. It just sounds like one thing after another!

    We sent our deposit to the solicitors this morning ready for exchange. They have come back and said they are just waiting on the EPC from the estate agents, which they have chase this morning, then will be ready to exchange! 

    If the estate agents don’t have the EPC is this likely to hold anything up or is this relatively straightforward/quick for them to sort?

    Well managed to chat to the solicitor for all of about 20 seconds, they were desperate to get me off the phone.

    Apparently the reason my searches, submitted in August, haven't been reported as back to me is because my sol is off sick. Why couldn't they have just let me know! 

    The new fill-in sol assured me that they had my purchase file and were actioning it, but tbh it sounded like they'd literally just picked it up while I was on hold as any queries they didn't know the answer to. Ughhhh. 

    They promised me an update with some items I need to sign "in the next few days" but honestly I have no idea really what is happening. I'm also waiting for the sales progressor to do some chasing up the chain.

    I’ve just sent an email to our Sol, to see what his plans are, dates for exchange and completion for the 22nd. I received an automatic reply, on leave until Wednesday 😬

    @mrsbrush what a nightmare you're having, how can something so straightforward be so difficult! You'll be so relieved when exchange finally happens.

    @HopeAndDriftWood it's the lack of communication that drives me nuts. Is it really that difficult to keep us informed so we can be prepared and make decisions based on facts rather than assumptions 🤷‍♀️

    How frustrating! It sounds like they let your account slip and just realised from you ringing them so will now look at the searches in the next few days!

    I’ve found calling to be the best way to get anything done to be honest, whenever I call the solicitor or estate agent it seems to get them into action!

    Can you call the solicitors and speak to someone else to get an update? My sol went off for 2 weeks and we got passed to someone else, who actually ended up being really proactive and got us to the point of exchange.

    @Duck345 have you been pushing with the EA? I'm in the same boat as you in terms of dates & no chain. Last week we were waiting on outstanding enquires and I found pushing the EA the only way to get it moving! 

    Our sol has suggested Friday as completion but said they have to come back to him quickly for this to be possible so again i've chased the EA to see if they can push the vendors and their sol. I'm going to chase again end of the day to see if they've agreed.

    @MrsBrush Hopefully soon enough this will be a distant memory & you'll be enjoying your new home :)

    The automatic reply said urgent assistance please contact *** It’s wether I or they see it as urgent or not 😅 He’s got me this far in 5 weeks so I think I will just trust he has everything in hand and speak on Wednesday. 
  • @TheScone Mine took three days, I think - it'd probably have been faster if there was another EPC provider, but the estate agent only uses one, so we had to wait for him. He uploaded it the day after, but we were in no rush - I could probably have pushed him to get it done same day. 

    @esubbs Isn't it irritating?! The communication is SO poor. Our estate agent now seems to email at the drop of a hat but she's never actually got any updates...

    Our buyer gave us his number when he came round before. I'm tempted to text him and ask him if he can chivvy things along from his side...
