    @Duck345 have you been pushing with the EA? I'm in the same boat as you in terms of dates & no chain. Last week we were waiting on outstanding enquires and I found pushing the EA the only way to get it moving! 

    Our sol has suggested Friday as completion but said they have to come back to him quickly for this to be possible so again i've chased the EA to see if they can push the vendors and their sol. I'm going to chase again end of the day to see if they've agreed.

    @MrsBrush Hopefully soon enough this will be a distant memory & you'll be enjoying your new home :) 
    Yes I have! Unfortunately our seller's solicitor has been unresponsive the past week so the EA is now escalating it through their manager so I'm really hoping to have the enquiries answered this week. I hope you complete this week!

    @HopeAndDriftWood I rang and spoke to the EA and they said they will have the report over in the next few days so it should not have any impact on the completion date. I guess we’ll be waiting until nearer the end of the week to exchange!


    Also spoke to our letting agents today and they are sending over someone to do a pre-check of the house we are renting on Wednesday to let us know anything we need to action before we vacate to ensure we get our deposit back. We’ve kept the house in relatively good condition I would say, so hoping we get at least most of the deposit back 🙏

    The transaction of our sale is virtually at the point of exchange, but the solicitors for our purchase haven't issued the draft contracts, despite being chased by both our solicitors and the seller's agent for the last six weeks.

    What I don't want to do is move into the new property just before Christmas and find that we can't get any of the essential work done (boiler replacement, electrics, garage roof) till the New Year. We'd like to be in there end of November at the latest,  when contractors will still be taking on work.

    I'm tempted to wait another couple of weeks, and if there's still no sign of the draft contracts on the seller's side to ask our buyers ( who have been brilliant and not put any pressure on us at all) to back me up if necessary, then tell the seller's solicitor through our conveyancer that if they don't pull their fingers out there's a danger that our buyers will lose patience. I don't know if that would work, but it might be worth a try.

    Or perhaps they won't give any more of a monkey's than they do right now.

    2/8/21 mortgage application submitted 
    3/9/21 mortgage offer
    11/10/21 firts attempt to exchange but my solitor informed me that the bottom of the chain have to draw down their help to buy funds . The account has been closed but they are awaiting a letter in the post which is expected today. She said as soon as they have it, they are ready.
    We will try again tomorrow.
    25/10/21 suggested completion day

The bottom of the chain have had to return the mortgage funds, so the earliest they can reapply is tomorrow - so assuming that is early enough we may be able to exchange tomorrow or Wednesday to complete on the 18th. Mine were sent back late on Friday, when it was clear that completion tomorrow wasnt happening - would have thought that their solicitors would do the same. This is so frustrating!

    Ugh - it's so hard to know how to play it. It's appalling that you still don't have the contract pack. We certainly let the upper chain know that our buyers were getting restless when we waited 8 weeks for ours (from sellers' sol). Upper chain threatening to pull out close to exchange felt horrible though & we'll never know if they would have gone through with it. I wouldn't resort to a threat that you won't see through, but a bit of firm pressure does no harm 😉
