@birdmadgirl8, hope you got your exchange over the line.
HopeAndDriftWood I hope your situation improves, and that solicitor seems to be another in a long list who are not remotely helpful!
Looks like we are still on for moving on the 12th October, not yet exchanged but we think the issue is sorted out (or some backside kicking has happened!) So, we should be exchanging tomorrow. Will believe it when I see it - seriously not impressed, as this has totally wrecked our work schedules and our removal arrangements as both 1st and 2nd choice companies now fully booked. We both wanted the week off to move, sort out new wifi etc at the new house before i need to get back to work. Instead of a week, it now looks as though I can only take 2 days because its such short notice and there is a ton of stuff that now can't easily be unarranged! Because we cant confirm anything still, and I work full time at home, no wifi will mean I will either need to go into the office at least 2 days next week, adding a fortune in unnecessary travel costs, camping at my parents house to use their wifi and not get any work done because of interruptions or I will have to spend all day on Monday rescheduling things and trying to get ahead to have any chance, when I should be doing the final packing and sorting out utilities etc. And my husband has absolutely no chance, he almost lost his time off completely, and had to almost beg to get at least a day off. All because one conveyancing firm couldn't manage to be anything other than wholly incompetent, and take a week to do something that should take a few hours!
Still spitting feathers here...

@KittleSkittle Congratulations on your exchange 🎉 great news!
Thanks to everyone for their good wishes today. I am SO relieved and delighted to say that we exchanged at 4.50 pm (just as I was giving up hope for another day). It's pretty much a year to the day that we started this journey - I'm not sure I'd have ever started it if I'd known how tough it would be!!! But we did it - finally!
@MrsBrush - I really hope you exchange tomorrow, so that we can both celebrate & pack over the weekend. Not surprised you're angry - the whole thing sounds ridiculous. I'll be thinking of you tomorrow and am sorry you didn't make it today.4 -
Sorry to hear that the issue with the alleyway has to go to lender. Fingers crossed they respond quickly. We've been very lucky with ours and they tend to get back to us on the same day.TheScone said:So I asked my solicitor yesterday if we could leave the enquiry about the alleyway access to the back of the property - he just came back and said it will need to be satisfied for the mortgage. I hope this doesn't hold us up, I really want to complete for next Friday! Closed down both our HTB ISAs now (which the sol was okay with us doing so he must be confident that we are close to exchange) I just need to wait for my closing statement as they couldn't give it to me yesterday...
My partner is going to call the EA on his lunch today to see if we can push anything from that side of things, we only ever chase our solicitor so I'm hoping that if we tell the EA we want to exchange and complete for next week they will be able to relay that to the seller and push him to settle this enquiry!
Now I truly feel I belong in this thread, these final stages feel the most frustrating! I don't know how you all wait for exchange for so long when you're right by the end, I want to tear my hair out!0 -
Good luck to the ones who are looking to exchange today 💗💗0

Yeah; allegedly! The solicitor is apparently irritated by being chased by our estate agent as well as the buyer; and said last Wednesday that she'd block both from contacting her if they didn't stop contacting her. I'm not sure if it was to do with SDLT deadline...justcat01 said:
The solicitor threatened to block their clients emails?!HopeAndDriftWood said:Neither the estate agent nor the buyer want to contact his solicitor, as she threatened to block their emails last week.
@birdmadgirl8 Congratulations on exchanging!! 🥳It's lovely to see someone "graduate". @MrsBrush I hope you manage to exchange today too!
@TheScone Sorry about the alley. I hope your lender can look at that quickly! Is it tomorrow that you want to give notice?
Our estate agent is ignoring us again, which is tedious. Our solicitor called yesterday and this morning to say that they're under pressure to agree that we'll be able to complete in early November at the very latest; but to be honest, I can't see it with the lack of progress so far.Signature down for maintenance :rotfl:1 -
Been a crazy couple of days, but we have finally exchanged & concluded missives!Monday, nothing was done, Scottish solicitor had an email auto-reply saying their offices were closed. So all of us South of the border delayed until Tuesday. Turned out, yes their offices were closed, but they were all working from home - Doh!Tuesday, planned to exchange. Got a call in the morning, buyers wanted a final viewing of the house at lunchtime. House was chaos, everything in boxes ready to go in the removal truck the next day and us stressed and frantically boxing up everything left. Didn't need this extra delay and stress about whether our buyers would still be happy with the house. They were happy and we just about managed to exchange before close of business at 4:50pm... Just in the nick of time.Wednesday, 9am removal truck arrived and everything in house, loft and shed emptied, motorbikes loaded up. Lots of stuff, they didn't leave until gone 4pm! Frantic last hoover and attempt at cleaning the grubby corners behind where furniture had been sat years. We're now holed up with family in West Midlands until next week. We should complete on tomorrow (Friday), then we head up to Scotland next week to meet the removals on Wednesday. It's been so stressful and super knackered now. Just working through the long list of address updates now.4

That is so bad of the solicitor to block their own client!HopeAndDriftWood said:

I believe they will need new memo of sale and contract pack but I hope it’s just a case of picking it up at enquiry stage and pushing it through
any thoughts people?0 -
Good news this morning! After recruiting the EA to chase the sellers solicitor, we had a response on the last enquiry and all enquiries are now satisfied!HopeAndDriftWood said:

I’ve sent what we have (a letter from each bank) and I’m hoping it’s the right thing that they need, as my bank seemed to think they needed to go me a statement (rather than letter) but have sent that by post…I’m off to the hospital this afternoon as I’m actually recovering from an operation, so if I don’t get a response by the time I’m back I’ll give them a ring to see if we can nail in a date
We do need to give in our notice tomorrow, so I’m thinking we’ll just risk it as we’re going to be asking for a completion of next week…0 -
