Had an email from the estate agent last night telling me the sellers solicitor was waiting to hear back from mine yesterday to exchange and my solicitors said the same.... seems they were both waiting for each other lol.

Phoned my solicitors again this morning to give authority and they told me they are waiting to hear back from sellers solicitor's. Fingers crossed exchange happens today!

  • Good luck @DeletedUser and @Adsta! We're also waiting for exchange - was meant to happen Friday, then yesterday, and now today. We're completing on 30th, so there's time, but the waiting is so distracting!

  • I think as there is only 3 of us in our chain we will exchange and complete at the same time

well that’s why I’m hoping because time is ticking away…..
  • Just had word from the EA that my vendor has responded to the outstanding enquiries and supplied the pesky insurance certificate. My conveyancer copied me in on a chaser email to the vendor's conveyancer a few days ago, so I responded to that in the hopes that it'll jig the vendor's conveyancer to act today (not sure if this is allowed, but I don't want her to privately claim to my conveyancer that she hasn't had the responses when I know she has!).

Does anyone know if my conveyancer has to have my signed contract in her hands before she can request mortgage funds from the bank?

@E_D_FTB Good luck to you too!

I'm in a small chain, me, seller and chain free. Everyone wants completion for the 28th Sept and all solicitors have agreed its possible. Just need to get the exchange done, there's time but I'd like it off my plate as one less thing I have to keep an eye on lol

Agreed - we're a chain of 4, so not huge either, but it would be nice to not keep checking my phone every 5 minutes to see if the EA or solicitor have messaged saying we've exchanged!

Buyer's solicitor has finally responded to a request for update (after 5 weeks of radio silence). Our buyers are ready to go which is a relief but the bottom of the chain are waiting for a management pack. Goodness knows how long that will take 🤷‍♀️
  • So my vendor solicitor has the enquiries replied from the seller (progress)

however it turns out my mortgage offer has my partners middle name on and none of the other documents do

what happens now? Is this going to mess everything up? Honestly I could just cry right now 😂😂
  • We were due the draft contract late last week but our solicitor sent it back to the sellers solicitor due to typing errors and not using our full names. Hopefully it'll be fixed quick and sent through to us. Exchange must be imminent.
