  • I am very excited (and a bit jealous!) at all the movement - best of luck all! 

    Still radio silence here. I'm not expecting to get done before the stamp duty holiday anymore - there's just no chance of our buyer getting two valuations done before then, I don't think - but I'd still like some movement... I'm concerned that we've heard nothing from the chain in over a week, and at that point, they were arranging simultaneous exchange and completion to get it over the line in time. 

    Chased the estate agent earlier - who said she'd heard nothing but would chase the buyer again - and our solicitor, who ignored me completely as per usual.

    Contract and TR1 for our purchase arrived today. Signed and posted back. Shouldn't be much more to do!

    Bah! So close to exchanging, everything is nailed down except the completion date. We're tied to our move from London to Scotland needing a 3-day removal job. Our stooopid buyers are still insisting on completing on a Friday, despite the fact getting removals to work over a weekend is a pain and expensive. Not to mention the Friday's they've suggested are now already booked up. They can't possibly complete on earlier in the week, because they're working and it'll spoil their lovely celebration of buying their first house, getting keys and drinking bubbles on the same day... Despite assurances from our EA they can complete whilst working and pick up the keys at their leisure any day of the week. They're only moving 2 miles down the road! Now they're threatening to pull out because they can't move on a day they like. I seriously dispair!

    Removals are booking up fast and I'm struggling to find dates without going late into October, or potentially doing something convoluted like putting things into storage for a week. Why didn't I just sell to a BTL landlord with cash...?!

    Some people just don't seem to get that they're not the only people buying/moving in this whole process! We're not completing on our ideal day, but it's not something to pull out over!
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    26th July - Searches requested
    2nd August - Survey completed

    Great news! I am in a queue with my vendor solicitor for the replies to be sent over as they have a lot of clients aiming for the deadline 🙄

    We did, and he's been a nightmare, and I spend half of my life wishing we'd gone with the FTB who was very keen. I think the grass might always be greener 😂

    I'm sorry they are being so rubbish. Our solicitor advised us to complete on a Thursday incase anything went wrong, although she did say Friday is standard and the rest of the chain may well push for that as a result. 

    I hope you find something that suits.

    Chain wise, we're fortunate as our vendors have already moved out and are reasonably flexible. As for completing before Friday in case things go wrong, sure Monday is the best day, as you've got 4 days to resolve things! :-)  I'm working with removals to come up with hold-over options and hopefully, we'll sort things out soon. Still, a right faff for no good reason and could see us without belongings for a week and four us plus a cat trying to crash with family in between.

    @Arfa__ Weirdly, our solicitor doesn't offer completion on Monday or Tuesday... They said Thursday was their preference. I suspect we'll be a Friday, as the rest of the chain would prefer it, and given that our buyer has been the pain, I don't want to push! 

    I'm glad your vendors are flexible, though, and I wish your buyers would be! That does sound like a complete faff.
