This happened to my sister - if it's not listed on Fixtures and Fittings then they were required to remove it before handing over the keys. 14th June - DIP accepted and full application submitted
16th June - Valuation booked for 18th
18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
22nd June - Hard search (Transunion)
24th June - Second hard search (Equifax)
1st July - Extra documents requested and uploaded by Broker
9th July - Proof of Deposit requested and uploaded by Broker
12 July - Searches applied for
19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
19th July - Survey carried out
20th July - Offer issued - checked and confirmed by Broker
21st July - Contract checks complete
22nd July - Additional enquiries sent
23rd July - Survey report returned
27th July - Documents reviewed and okayed with solicitor
4th August - Searches back
31st August - Final enquiries back

Part of the contract would place conditions on them to remove rubbish and belongings. Might be worth taking a few pictures and sending it to your solicitor so that they can make contact. Or maybe via the EA (if they are helpful in that way). Yeah honestly I might just do it myself! They’ve been bad enough and we’re trying to completely redecorate before moving in so it might be more hassle than it’s worth!E_D_FTB said:

Just been told that 2 of sellers solicitor who’s dealing with ours have gone on annual leave, my solicitor have asked for an urgent call back, so peed off it’s unbelievable1

There should be some type of caveat when listing a house that if you pull out to list it for dearer, then you incur a monetary charge for doing it or paying the other persons legal fees.

There really should be some protections for buyers for these sorts of situation, because it's totally unfair to string someone along and have them spend money on the process for them to decide suddenly they'd actually like more money. Like you said, it sounds like they were just looking for an excuse. Fingers crossed you'll find something better being sold by less selfish people soon!0 -

Karma WILL bite them on the bum, don't worry. Fingers crossed you find something even better very soon and of course you wouldn't want to buy at the new price. How could you ever trust this awful vendor going forward.I'm fairly sure my vendor is planning to do the same (2 months since offer accepted and no progress made as he is apparently looking for an onward purchase). My offer was 20k above asking but I suspect he thinks he can get even more now and will pull out and relist pretty soon. I'm hoping one of the properties I'm viewing this week will fit the bill!0
