    12th June - Viewed house, offer made and accepted

    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor

    Well I have started to chase emailed my solicitor and EA and both waiting on a call bk from sellers solicitor to see if documents have been received, feels like I’m being messed around, time is ticking away and I’m stuck to my phone again 😡

    They cant move me till three weeks after we get the keys .......

    Hey guys does anyone know the policy on the previous owners leaving a ton of rubbish and we want them to collect it but aren’t sure if this is okay?

    Part of the contract would place conditions on them to remove rubbish and belongings. Might be worth taking a few pictures and sending it to your solicitor so that they can make contact. Or maybe via the EA (if they are helpful in that way). Hope it’s not tons! 😬 x

    This happened to my sister - if it's not listed on Fixtures and Fittings then they were required to remove it before handing over the keys. Talk to your solicitor and they should be able to arrange removal at the seller's expense.

    Fab thank you! They’ve left a ton of stuff in the garden that’s a mess and dirty underwear 😂😂 which I defo do not want. I’ll take pics and ask them to remove them.

    Fab thank you! And it is tbh, the garden is a massive mess like an old dirty pool and whatever else they’ve shoved in a heap! And then lots of appliances that are disgusting, like thick with mold and moldy food or items 🤮
  • So after our vendor pulled out of the sale on Monday, they have now resisted the house for £25K more!!!! I think they wanted to do this to us all along!!! The delay caused by our buyer’s solicitor and lender just gave them the excuse to justify this course of action. It’s so very annoying of them to do it four days from exchange though. I offered full asking price when it was listed so it wasn’t like I tried to cheat them in any way. Needless to say we will not be pursuing purchase of their property at any price!!! Congrats to those of you who have either exchanged or completed!!!! 

    How awful! I'm so sorry. Karma WILL bite them on the bum, don't worry. Fingers crossed you find something even better very soon and of course you wouldn't want to buy at the new price. How could you ever trust this awful vendor going forward.

    I'm fairly sure my vendor is planning to do the same (2 months since offer accepted and no progress made as he is apparently looking for an onward purchase). My offer was 20k above asking but I suspect he thinks he can get even more now and will pull out and relist pretty soon. I'm hoping one of the properties I'm viewing this week will fit the bill!
