I would speak to your estate agent and see if there has been anymore interest in the property after you had accepted their offer and make it clear that they are taking the mick.
No buyer should make you feel ill over selling your house and if it's not meant to be it's not meant to be. Take all emotion out of the transaction and make your favorite answer from now on 'No'

I am buying a repossession, No water, Gas, Elec is on in the property. It is full of the last residents belongings that I need to dispose of, The kitchen is falling apart, artex on every ceiling, smells of smoke and the garden is half astro turf half brambles and nettles.
We asked for a reduction after the survey had priced it at £17000 less than our offer.
Im buying it for the potential of what it can be not the state on move in as everyone who buys changes 95% of the house within a few years. What they are asking for now is stuff they can easily do themselves after move in, They just sound like cheeky chancers.0 -

Twice I've been in my cistern and thats only because I heard a 'clunk' when my 10 year old was in there
The consumer board, well they should be replacing that themselves when work had been carried out, Changing of lights and new installations etc
The radiators are old ? what a ridiculous comment, most peoples radiators are old, Just replace them !! because it sounds like no matter what they are changed to they won't be good enough.1 -

Thank you. You're all enormously helping me see that I can stand firm on this one. So many weekends have been ruined by this sale, I just want to relocate now. If I lose my purchase, I will be screwed because of what/where it is (loads of issues with it but I didn't care, I know no house is perfect!).
Sigh...........
After the tradesmen have been I am going to fire an email off to my EA demanding exchange asap. There are a few enquiries outstanding but I want them chased. I have been transparent throughout the whole process when many sellers would hide things or make life awkward.0 -

Errm No. You have to agree personally if they had messed me about I wouldn't be doing it.
What if they are bringing in a contractor to price up works that they want completing before exchange ?

Let the tradesman visit by all means (proves there is nothing to hide)
Then write an email to your estate agent outlining your position:
1. None of these items listed need to be carried out now, they are nice to haves, not essentials. Point out you will not be paying for any further works, nor will you entertain a reduction in price.
2. You know your house is in good condition and it is being sold as is, if the buyers don't like it, let them try elsewhere.
3. Highlight the fact that house prices appear to be continuing to rise and that the buyers will now not get a the same or similar.for the price agreed.
4. Ask that the buyers actually make a firm commitment to buy by working with their solicitor to an exchange and completion.
Your estate agent will be wanting their commission, so should then have a good firm chat with your buyers, highlighting the above. And at least if they're wavering, the estate agent might have a few people they can get lined up ready (by which I mean people in rented, with mortgage offers/ cash waiting etc), in case they are just ditherers.
