  • @goodwithsaving Yes, just wanted to echo that about the seller's market. For a while I lived in fear of our buyers' endless questions and (like you) couldn't bear the thought of going through it all again. Then when we had to find another purchase (7 months in), I realised how little there is out there and that our buyers are getting a great deal. I'm really not worried about them now and know that we could easily replace them if necessary. Basically, you're in a strong position and your agent can make sure your buyers understand that. 
  • We are expecting to exchange next week, and complete the week after. Contracts all signed, everyone happy, just waiting for the bank to approve lending with our indemnity insurance.

    And then - out of nowhere - we got a call from our Estate Agent requesting access for a gas engineer to inspect the boiler on Monday.

    I told the ES I was really unhappy about this, particularly the timing as we're about to exchange. Apparently they have been "trying to arrange an engineer for about a month but kept getting let down". Which.... doesn't feel particularly believable? When we wanted to get the boiler looked at in the house we're buying, we found someone and had a report within 12 hours.

    I am angry at the timing of this, concerned that they might find something wrong and want to renegotiate, or concerned that they might be getting cold feet and we won't be able to exchange/complete on schedule.

    Do you think this is justified? How would you feel?

    Why do they want to get an engineer around now ? 

    Can they not just wait till they have moved in ? 
  • @Martian2035 We had a similar request (presented as demand) from our buyers to view for 4th time just before exchange. Things were very stressful (and our sellers were about to pull out as it turns out), so we said no. We did say they could view after exchange. They settled down and signed contract. Funnily enough they haven't asked to view again. So, I would say no if I were you. The timing is off and they should be focusing on contracts now. 
  • So I have fired off emails to our solicitors and estate agent this afternoon in the hope it gets things moving tomorrow. I would feel happier if we had at least an inkling of where we are at in the process as to me it feels as if we are almost there but I have a niggling feeling we won’t be for some time! Feeling fed up as now away for a week and it won’t be as easy to respond. Oh well, I’m going to enjoy the break and hope when I get back there is some positive news 😬

    Agreed. Having just sold and now buying I would say that is unnecessary and excessive (and I am a cautious person).

    Our buyers viewed once (but only a short allocated visit with EA due to COVID) then offered, then once offer accepted they asked to come round to check how much storage they would have (plus probably to make sure they were happy!). Then no more visits requested at all.

    We viewed twice (albeit long viewings with the owners) and have not been back since, despite the bits and pieces of work we will need to do. I don’t want to bother them at an already busy and stressful time.
     
    My solicitor always recommends viewing just before exchange so I will probably ask to do that and to ‘measure up’ but I don’t have any issues or cold feet, it’s just advised to check the property is more or less the same as when you viewed it. I think four times before Exchange is too much.

    Apparently our vendor's solicitor has not sent out the draft contract pack. Searches haven't even started and we've been told to await 6 weeks for them to come back from our local authority. Grr. Frustrating when I don't really know what I can do to hurry the vendor's solicitor from my end. Have let our sales progressor at the EA know.

    Also received an email back from our vendors after we wrote them a letter, so nice to have direct communication with them but I don't want to abuse it and irritate them, so will only go to them about it if the sales progressor doesn't respond.
  • As far as I know the valuations arnt complete but the draft contracts have been received and searches already started on our sale and purchase

    we are buying a new build and the house we are selling is just six years old
    im hoping for not too many hold ups
    really unsure of the process
    indonknow the underwriters have completed their parts
