  • @goodwithsaving Totally agree with other advice given here. I wouldn't be negotiating on any of these issues. You've proved everything is working and you have a solid explanation for the cistern design. I would just be firm and clear, then hand over to EA. You need EA to settle them down and get them to focus on signing contract. Ours did that for us when our buyers seemed incapable of commiting.

    i also think they’re being unreasonable. They’re all what ifs. I get that when you’re buying it needs to be right but some things need to be taken with a pinch of salt!!

    Im at work tonight so I’m packing today. Should exchange Monday/Tuesday once buyer is ready as he’s signing Monday and then completion booked Thursday!! Removals booked to arrive at 9:30. 🤞🏻🤞🏻🤞🏻 I have a sick feeling as my anxiety is bad and I’m waiting for confirmation my boss can allow me time off (I’m a train conductor and the ping demic has hit our depot big time!!)

    Just heard that my buyer wants electricians and plumbers in next week to quote, but I have no idea what for. I went through this with the last buyer and I'm so fed up of it. Prices have also gone up since I went to market, so I'm not willing to negotiate on price and have already spent a lot of money. I feel very fed up of (and ill with) living under such pressure and stress.

    It’s annoying they either want your house or they don’t? Will they pull out, doubt it. I think people are too cautious. I can’t work it out sometimes.

    We asked our local electrician to go in before we exchanged on our current house.  Our thinking was that we knew the house was dated, had been empty for 2 years- and so we just wanted to know that on Day 1 we would be able to plug the kettle in without anything going bang!  We’re not doing that with our new place because we know it’s been lived in up until completion and therefore the risk of a kettle causing a power outage is minimal!

    I'm about to blow my top. 
    Would you negotiate (if you had already spent out £1500 of unnecessary repairs and taken a £15,000 hit on the offer) on:

    "Need new fuse board" - when EICR has said electrics are satisfactory
    "Geberit cistern is in sealed unit and needs making accessible with removable panel" - brand new bathroom. Specifically bought a cistern where servicing could be done from front panel.
    "Survey says radiators are old" - evident on viewing and they work perfectly well

    I need this sale to go through and the process is making me physically unwell, but in my mind the above are not defects, merely wishes. I have absolutely no money left and feel my generosity thus far (repairs above, leaving all appliances to be helpful etc.) is being taken advantage of.

    Oh wow, that's a lot! FTB here, and we had some similar-ish things on our survey, as did my sister on her house purchase in Oct. And we are absolutely not negotiating on any of it! They're things that are great for us to know as owners and projects to save up for in future if you wanted to (we're also going to replace the current fuse box for a modern one), but unless it's something that is actually serious, extremely costly or will cause problems with the mortgage we wouldn't slow things down or risk our sale on it. And the fact that you've already done repairs and taken a reduced offer... madness. 

    But then again, we have an Architect in the family who was able to talk us through our survey and highlight the things he thought was actually worth raising pre-exchange because the surveys do make it sound like the house is about to fall down!

    I'm so sorry you're going through this - like others have said, politely tell them absolutely not with the explanations you have given. If you have any paperwork to back things up (electrician reports, any paperwork/diagrams/photos showing how the cistern is accessed) then even better. Unless they're already going cold on the sale they won't pull out because of any of that. Sounds like they've been scared by the surveyors reports need to legally cover itself, or they're playing cheeky buggers in the hopes you'll pay for stuff they know is actually theirs to deal with when they've moved in.

    Yeah, I'd very much doubt it's cold feet - either naivety (trying to be charitable!) or being a p***taker. It's a truly horrible experience at the best of times, and you don't need this! Again, this is where I feel the lack of direct communication causes problems because you have to try and interpret what things mean rather than being able to talk it through with your buyer (or seller in our case).

    We've got some big unknowns due to some foam insulation in the roof of the house we're buying, which the seller committed to removing when we put in our offer but could be hiding some serious structural damage to the roof. But because we're not in direct communication we keep trying to find the way of writing that we need to know what's happening with it without it making it sound like we're planning to lower our offer or pull out of the purchase. Unless the roof needs replacing due to damage, we have no intention of backing out or adjusting our offer - but we need to know before we can commit!

    Hope you manage to relax a bit today - all you can do is say no for the very good reasons you've given, then it's out of your hands.
