  • Just heard that my buyer wants electricians and plumbers in next week to quote, but I have no idea what for. I went through this with the last buyer and I'm so fed up of it. Prices have also gone up since I went to market, so I'm not willing to negotiate on price and have already spent a lot of money. I feel very fed up of (and ill with) living under such pressure and stress.

    Please help me I’m in major need of some advice!

    For ages we were being told by estate agents that it was us holding up a chain of 5 (we are number 4 in the chain) while waiting for our self employed mortgage to come through. Well that came through over a month ago, and since then there’s been a stream of enquiries that haven’t been solved below us in the chain. Then 3 weeks ago we got told we were ready to exchange and every single day there was an excuse lower in the chain as to why we couldn’t exchange that day.   2 weeks  ago we got told we would exchange and they gave us a completion date of 9th August which we all agreed to.

    It got to the start of this week, we still hadn’t exchanged and I questioned this with the estate agents who chased down the chain and they said everyone was definitely still completing for the 9th and they had all booked in removals for the 9th so foolishly we booked our removals for the 9th, fast forward to yesterday and we got told that the 9th was out of the question (so we’ve now had to pay £400 cancellation fee to our removals!!)  but we’re told that we would definitely exchange today to complete next Friday. Today I chased our solicitor and she has heard nothing from the chain below so called our buyers solicitor to chase and he has not responded.

    It’s becoming an actual joke, our original completion date was 23rd July. I need to now what to do as I don’t see this concluding. We are so stressed out, neither of us are sleeping. We can’t make plans for the summer holidays with the children, we’ve had to put our life’s on hold basically because every week we get told something different. At what point do we say enough is enough and we shall take house off market and sell elsewhere? Or say look you are messing us around so much, if we haven’t completed by next Friday then we would like to wait until after the summer holidays so we can actually not have our life’s on hold and have fun with the children without feeling so stressed!

    I know it's tough but as a FTB myself I know that knowing what you're buying is important. It doesn't mean they're going to start negotiating on price or demanding you get anything done, it's just to make sure they can afford any maintenance the property may need in the short term once they're in.

    Try not to stress and assume it means more than just that until that's actually confirmed (I know, easier said than done!)
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred

    Oh @MayMark, I'm so sorry that sounds horrendous! I think setting a deadline and saying if it's not by then then it'll have to wait is perfectly reasonable. As is taking it off the market and waiting a while - particularly if it's impacting your health!

    Wrote a handwritten letter to our vendors yesterday asking if they would like to have direct contact with us. This is after the EA cocked up and didn't inform them we had a mortgage offer in place when we've had it for weeks, causing them to get jittery about us as buyers. Really annoyed. Of course it's now been relayed to them that we do indeed have a mortgage offer, but I bet the EA isn't going to say it was THEIR mistake are they, they're going to blame us. 

    Anyway, I emailed my solicitor 9 days ago and received nothing back. Emailed again 2 days ago with an additional question, heard nothing. Monday I'll be on the phone. Still no draft contract pack but I don't know if I'm meant to be blaming the vendors solicitor for not sending it, or our solicitor for not handing it to us.

    I'm so sorry to hear this and have been wondering about your progress over the last couple of weeks, as I remember your repeated attempts to exchange. It seems to me that you really need your Estate Agent's help, as they are able to represent you across the chain. It's clear that it can't go on like this and I wonder whether an element of the chain is wavering—and you really need your EA to find this out for you. It is absolutely reasonable for you to insist on a final date by which this must be resolved—and you are within your rights at this point to say we're away on holiday between these dates, so exchange/completion can't take place until we're back. As for taking house off market and going to a new agent, I would only give this sort of ultimatum if you are really prepared to stand by it.

    Heard from our solicitors that they have part of the contract pack from our vendors. Title plan agreed and searches have now been ordered. The web suggests East Riding are taking between 3 and 5 weeks to respond. We are obviously hoping for the former.
