  • I think I'm just waiting on land registry (in hand being expedited)  and  water search to come back - its been nearly 4 weeks since submitted does the search normally take this long?

  • Hi guys. Long time lurker on here. I think this is a bit how long is a piece of string but just wondering what other people's experiences are.  

    Just wondered what others peoples experiences are with when solicitors sent off enquiries and how long it took for them to be sorted? 
    Hi there - I'm afraid it is that piece of string. In my experience it's really unpredictable and enquiries can go back and forth between solicitors without them telling you what's going on. During our first purchase attempt there was a big delay on one query around the seller's title deed, which our lender needed clarity on. This held things up considerably, because the seller's solicitor was very slow to respond. If there are no real issues, it shouldn't take too long - but it depends on efficiency of all parties involved. I'd say it's worth checking in on progress with your solicitor once a week. Good luck!

    I'm pretty sure that will be your solicitor, but agents are also in the loop sometimes. Fingers crossed it all goes through smoothly for you!

    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back

    We're FTB purchasing a no chain property. Being honest it's all progressing very quickly and it's just me wanting to get in there and being impatient! We're just over a month from having our offer accepted, we've got our mortgage offer and searches are back. 

    Solicitors have advised me they were waiting for everything to be back before sending enquiries to the other side which to be honest I didn't mind. It's been just over a week since searches have come back and said they would let me know when they've gone.

    Hi, I hope you have better luck than us. We had searches back on 19th July and only today have our solicitors sent enquiries out. Been very frustrating, but I think we just have a rubbish and slow solicitor.

    it feels so odd today packing etc ready for Thursday. There’s still a part of me that feels it won’t happen!! 

    Also after months of dealing with something every day, radio silence is weird!!
