Had a phone call from the EA I viewed and offered through this week. They were calling to ask if I might be interested in viewing another property they are marketing! I had to check that they didn't know something I didn't about the state of my (hopeful) purchase. Turns out that they were just dealing with a very slow computer that hadn't opened the full page of info they had about me. My poor nerves...0

Fingers crossed for you @Tiddleshalifax. I hate pestering, but sometimes it's the only way to get things done. Contact anyone that can get in touch with your buyers (perhaps the EA will be the best bet), and ask the EA to tell the buyers to phone their conveyancer and confirm they're happy with that exchange date. Then contact your own conveyancer and tell them to expect a call from the buyer's conveyancer with confirmation, and ask your conveyancer to contact the buyer's conveyancer again before the end of the day if they don't hear from them.

Thanks @Bookgal88
weve spoken to our buyer who’s emailed because the solicitor doesn’t take direct calls and I’ve emailed our solicitor and EA.It’s horrible isn’t it!!0 -
Well our solicitors have lied yet again... twice now they have sent the enquiries and twice we find out they haven't. Sellers getting frustrated now as their solicitor hasn't heard from ours in 4 weeks and our solicitors aren't returning calls to us, estate agent or the other solicitors... not sure what we can do now... never been so stressed0

So our hiccup with the lender not confirming they are happy with the occupier has been resolved - they have re issued the mortgage offer and deed to include it.
However, as a result, the request for funds was cancelled, so now solicitor has submitted an emergency request for them to be released tomorrow.
Nothing is straightforward is it?!
Wondering what the liklihood of the lender releasing tomorrow is....0 -

Our Broker advised the same thing, but our mortgage offer ended up taking so long that we started searches before the offer was finalised. It's really about whether you're willing to lose the few hundred quid for the searches if the mortgage doesn't get approved or something else goes wrong. If you are, then I don't see any point in delaying.
Thank you! Everyone here seems so helpful already, it just seems a no-brainer to join!
That was my worry, I feel like since we ourselves have been approved, I can't see a point in waiting for the house valuation to start searches when they are due to be so long. I'm willing to risk the few hundred since my logic is that it's a risk at any point in the process as it could fall through at any point!0 -
birdmadgirl8 said:Welcome aboard! Your broker is bound to be cautious and they are right that there's some risk attached - there are no guarantees until that key's in the door (as we know to our cost). From what you say, it's a straightforward chain though, so I would definitely press on with searches. We instructed our solicitor to request them the day after we'd had our offer accepted on this purchase, as we knew there was a 45 working day wait with our LA (since reduced to 40 days, so hoping they might come in earlier than expected). We were also waiting on valuations/firm mortgage offer, so same position as you are now. We made this decision having just lost our first purchase (sellers pulled out at point of exchange), because we have learnt that long waits can cause problems and we've done all we can to minimise them.1
