Morning - congrats to 78sk, and I hope for more good news today for everyone waiting
Can I join everyone who's on tenterhooks? We have a completion date of the 17th pencilled in, which we and our buyers are happy with, but our sellers' solicitors are yet to confirm that they're ok with it. The sellers have moved out already and were keen to complete as soon as possible (contracts are signed, and the last couple of queries are being finalised), so we can't see there being a problem, but it's getting pretty close now, so I'm getting twitchy and really want to know for sure!
We got our TR1 form for the sale witnessed yesterday, and I had obviously left my brain at home, as I filled in my own details in the space where the witness needed to fill in their details!!! How stupid - especially when the solicitor had pencil-marked everything to be filled in super clearly to make it even more simple!The witness did write their bit next to it, but I'm assuming it'll be no good, so I'm going to have to embarrassedly ask the solicitor for another copy today - luckily we also need the TR1 for the purchase (very last thing on all sides to be signed) so can get both sorted at the same time without delaying things!

Update, 3rd time lucky, enquiries now been sent to sellers solicitor, 26 enquires to start with.... a little step forward, more relaxed now going into the weekend... good luck to everyone waiting on progress.0

Hi guys. Long time lurker on here. I think this is a bit how long is a piece of string but just wondering what other people's experiences are.
We're FTB purchasing a no chain property. Being honest it's all progressing very quickly and it's just me wanting to get in there and being impatient! We're just over a month from having our offer accepted, we've got our mortgage offer and searches are back.
Solicitors have advised me they were waiting for everything to be back before sending enquiries to the other side which to be honest I didn't mind. It's been just over a week since searches have come back and said they would let me know when they've gone.
Just wondered what others peoples experiences are with when solicitors sent off enquiries and how long it took for them to be sorted?0 -
Had confirmation from our solicitor that they're ready to go with our sale, still radio silence from our buyer's solicitor. We also found out yesterday that our estate agent gave them an ultimatum of completing by 13th or the house would go back on the market - we didn't agree to that! We did agree to leaving an allowance of £280 with the agent for some electrical work on the understanding that we would agree to complete on 13th, but never mentioned remarketing! So we're a little nervous and very frustrated about the lack of communication.
We're also pretty much ready to go on our purchase and waiting for communication from our seller's solicitor about when they're hoping to complete.
Getting a good solicitor makes such a big difference in all this, ours has been absolutely amazing, replies within minutes to emails and regularly chases things up, but our buyer's solicitor has been shocking.
Hoping for some news today but think it will be unlikely with it being a Friday.House sale/purchase progress (we're selling our rental property and currently living in rented so no pressure to complete both on the same day).
2/6 - Accepted offer on our house.
15/6 - AIP in place with Halifax
18/6 - Offer accepted on our dream home!
19/6 - Solicitors instructed
23/6 - Broker applied for AIP with Nationwide to allow us 23 years due to hubby's age - AIP referred!
24/6 - AIP approved
5/7 - Full application finally in with Nationwide & valuation booked within 2 hours
6/7 - Valuation
12-13/7 - Hard credit searches on both of us with TransUnion (Credit Karma)
13/7 Hard search Equifax (ClearScore)
14/7 Proof of deposit requested in a different format
19/7 Gifted deposit form requested for non-sale part of the deposit - funds were from some inheritance, not gifted - deed of variation sent.
2/8 Text and email saying offer issued, details to follow in the post!
21/9 Exchanged on both properties
24/9 Completed on sale
14/10 Due to complete on purchase0 -
